AROUND THE COUNTY. HE EXPLAINED THAT MR. CLAYTON ASKED HIM WHAT HE <br />THOUGHT ABOUT HAVING ADDITIONAL PROPERTY REZONED, AND HE HAD ADVISED <br />MR. CLAYTON THAT HE FELT IT WOULD BE EASIER TO DO IT ALL AT ONCE. <br />HE NOTED THAT MR. CLAYTON ALSO OWNS FIVE ACRES IMMEDIATELY TO THE <br />SOUTH, FOR WHICH HE IS NOT REQUESTING REZONING. ATTORNEY JOHNSTON <br />NOTED THAT ACTUALLY THERE IS ONLY ONE PIECE SPECIFICALLY ZONED <br />COMMERCIAL (C-1) IN THIS AREA, THE REST IS B-1. HE'POINTED OUT THAT <br />NOT TOO LONG AGO THE BOARD OF COUNTY COMMISSIONERS GRANTED A REZONING <br />REQUEST THAT WILL ALLOW A LARGE INFLUX OF PEOPLE AT VILLAGE GREEN, <br />WHICH WILL REQUIRE SOME SERVICE AREAS,AND HE FELT A MAJOR INTERSECTION <br />IS WHERE THIS TYPE OF ZONING SHOULD TAKE PLACE SO THERE WOULD BE A <br />GOOD TRAFFIC FLOW. ATTORNEY JOHNSTON NOTED THAT ALL OF THIS B-1 <br />PROPERTY IS BEING STUDIED BY THE PLANNING STAFF, AND HE BELIEVED <br />THEY HAVE STATED THAT IF THERE IS A CHANGE IN THE MASTER PLAN, SOME <br />OF THESE B-1 AREAS WOULD BE CUT DOWN IN SIZE OR ELIMINATED. HE <br />INFORMED THE BOARD THAT AT THE PREVIOUS PUBLIC HEARING THERE WERE NO <br />OBJECTIONS TO THE REZONING FROM THE AUDIENCE AND THE ONLY COMMENTS <br />FROM PROPERTY OWNERS IN THE VICINITY WERE FAVORABLE. <br />CHAIRMAN SIEBERT ASKED IF THEY SELL GASOLINE AT THE TRUCK <br />STOP, AND ATTORNEY .JOHNSTON BELIEVED THAT THEY DO, BUT NOTED THAT <br />THE SALE OF GASOLINE AT CONVENIENCE STORES IS USED AS A "LOSS LEADER" <br />TYPE OF THING. <br />COMMISSIONER Loy POINTED OUT THAT ROUTE 60 HAS A 75' SET- <br />BACK IN THAT AREA AND ASKED IF THAT WOULD GIVE THEM ENOUGH ROOM. <br />ATTORNEY JOHNSTON STATED THAT IT WOULD. <br />CHAIRMAN SIEBERT ASKED IF THE 30' DRAINAGE EASEMENT IS <br />INCLUDED IN THE 75' SETBACK, AND ATTORNEY JOHNSTON FELT THE ORDINANCE <br />3 <br />STATES THAT THE SETBACK IS FROM THE RIGHT-OF-WAY LINE OF ROUTE 60. <br />ATTORNEY COLLINS AGREED. <br />THE CHAIRMAN ASKED IF ANYONE PRESENT WISHED TO BE HEARD. <br />THERE WERE NONE. <br />COMMISSIONER WODTKE NOTED THAT THE LEGAL ADVERTISEMENT <br />CALLS FOR REZONING THE ENTIRE PARCEL TO C -IA WHILE THE RECOMMENDATION <br />42 <br />MAR 51900 tom -- . *t " - <br />
