INTERGOVERNMENTAL COORDINATOR THOMAS INFORMED THE BOARD <br />THAT WILLIAM GREFE, WHO HAS EXPRESSED AN INTEREST IN THE COUNTY'S <br />RIVERFRONT LOTS AT AMBERSAND BEACH, IS HERE TODAY. MR. GREFE, WHO <br />OWNS TWO OCEANFRONT LOTS IN AMBERSAND BEACH SUBDIVISION, IS SUGGESTING <br />A TRADE OF HIS TWO OCEANFRONT LOTS FOR THE COUNTY'S TWO RIVERFRONT <br />LOTS PLUS $65,000 IN CASH. MR. THOMAS SUBMITTED THE FOLLOWING <br />APPRAISAL ON MR. GREFE'S OCEANFRONT LOTS: <br />Vero Beach, Florida 32960 <br />Registered Real Estate Broker <br />March 10, 1980 <br />Mr, Tommy Thomas, Coordinator <br />County Road & Bridge Dept, <br />Vero Beach, Florida 32960, <br />Dear Mr, Thomas: <br />Vero Isles Safes Office <br />93 Royal Palm Blvd. <br />Phone (305) 562.4098 <br />In accordance with your request, I have prepared an appraisal of <br />two oceanfront lots located in the northern section of Indian <br />River County, Florida, and legally described as: <br />Lots 6 and 7, AMBERSAND BEACH <br />SUBDIVISION, Unit 1. <br />AMBERSAND BEACH SUBDIVISION is located some three mile south of <br />the Sebastian Inlet and consists of 84 residential lots having a <br />width of 55 feet as measured along the shoreline and extending <br />west to frontage on the Indian Rivera State Highway A -1-A <br />traverses the lots some 300 to 400 feet west of the ocean and <br />near the Indian River shore line. The southern 10 lots are the <br />only lots with -a buildable depth between A•.1 -A and the river. <br />The subject lots, designated as a public park, are located in the <br />southern section of the subdivision with a depth of some 325 feet <br />between A -1-A and the river. At this time the ocean portion of <br />lots are open for public use with the river portion closed. <br />The ocean front portion of the lots have been cleared and shell <br />mixed with the sand to provide parking in the rear. There are <br />no structures on the lots. <br />Based on a personal inspection of the lots and a reiew of recent <br />lot sales in the subdivision, it is my opinion that the lots <br />warrant a fair market value, as of March 10, 1980 of $140,000 of which <br />$100,000 was apportioned to the oceanfront section and $40,000 to <br />the portion between A -1-A and the river. <br />Respectfully submitted, <br />Floyd Wilkes <br />31 - - BOOK 43 PAGE -174^ <br />-APR 91990 <br />I <br />
