APR 91980 . Boox 43 `P*AcE207 <br />A NOTICE OF THE PUBLIC HEARING WAS SENT TO CARL F. GRAUL <br />BY THE CLERK OF THE CIRCUIT COURT AS REQUIRED BY FLORIDA STATUTE <br />125,66. COPY OF SAID NOTICE IS ON FILE IN THE OFFICE OF THE CLERK. <br />VICKI RENNA OF THE PLANNING STAFF INFORMED THE BOARD THAT <br />THE SUBJECT PROPERTY IS A STRIP OF PROPERTY 70' x 650', APPROXIMATELY <br />ONE ACRE IN SIZE, AND IT LIES 660' EAST OF 78TH AVENUE AND 660' SOUTH <br />OF S.R. 60. THE APPLICANT WISHES TO REZONE IT FROM A TO R-3 IN <br />ORDER TO UTILIZE IT ALONG WITH HIS ADJOINING R-3 PROPERTY. MISS <br />RENNA CONTINUED THAT THE PROPERTY IS NOT WITHIN THE PRIMARY CITRUS <br />REGION, AND THE PLANNING STAFF RECOMMENDS REZONING. SHE NOTED THAT <br />IT ACTUALLY IS PART OF A 19.5 ACRE PARCEL WHICH IS ALL UNDER ONE <br />OWNERSHIP. BECAUSE 30' WAS DEDICATED FOR S.R. 60 DRAINAGE, WHEN <br />THE PROPERTY WAS RESURVEYED, THE OWNER FOUND OUT THAT HE DID NOT <br />HAVE A TOTAL OF 10 ACRES NECESSARY TO CONSTRUCT A 150 UNIT PLANNED <br />APARTMENT COMPLEX. THE REMAINDER OF THE ACREAGE IN THE REAR WILL <br />BE FOR RECREATION AND UTILITIES. <br />PLANNING DIRECTOR REVER EXPLAINED THAT UNDER THE EXISTING <br />R-3, THEY NEED TEN ACRES TO MEET THE DENSITY REQUIREMENT, AND THEY <br />HAVE TO REZONE THE STRIP TO OBTAIN THE 10 ACRES. THEY WILL LEAVE <br />THE REMAINDER OF THE PARCEL IN AGRICULTURAL AS IT IS PRESENTLY. THE <br />STRIP IS NEEDED BECAUSE OF THE ECONOMIC FACTOR INVOLVED WITH DEVELOP- <br />MENT OF THE PARCEL. MR. REVER INFORMED THE BOARD THAT THIS REZONING <br />WAS APPROVED UNANIMOUSLY BY THE PLANNING & ZONING COMMISSION. <br />DEAN LUETHJE OF CARTER ASSOCIATES WAS PRESENT REPRESENTING <br />CARL GRAUL. HE CONFIRMED THAT MR. GRAUL OWNS 19.5 ACRES AND IN <br />ORDER TO DEVELOP ECONOMICALLY, HE NEEDS 150 UNITS, WHICH REQUIRES <br />A TEN ACRE TRACT. HE JUST NEEDS TO PICK UP THE ONE ACRE TO ACQUIRE <br />THE TEN ACRE TRACT NEEDED IN R-3 ZONING AND WILL LEAVE THE REMAINDER <br />IN ITS PRESENT AGRICULTURAL ZONING, WHERE THEY PLAN TO PUT THE <br />RECREATIONAL AREA, WATER PLANT, SEWER PLANT, JOGGING TRAIL, ETC. <br />THE OVERALL DENSITY WOULD BE ABOUT 7.6. HE NOTED THIS WILL COME <br />UNDER SITE PLAN APPROVAL. <br />64 <br />
