RECOMMENDATION. <br />8Ot r( 43 PAGE 515.. <br />HE ADVISED THERE WAS A SLIGHT DIFFICULTY GETTING <br />THIS PROPOSAL BEFORE THE BOARD BECAUSE OF SOME MISHAP IN THE <br />NOTIFICATION PROCESS, WHICH HAS BEEN RESOLVED. <br />ATTORNEY COLLINS NOTED THAT THE LEGAL AD WAS IN ORDER AND <br />THE STATUTORY NOTICE, AS REQUIRED UNDER CHAPTER 125, WAS SUBSEQUENTLY <br />RENOTICED FOR TODAY; THE NOTICES ARE NOW PROPER, <br />PLANNER REVER COMMENTED THAT THE REQUEST FOR THE EXTENSION <br />WAS BENEFICIAL BECAUSE SOME QUESTIONS WERE RESOLVED, AND THEY HAVE <br />NOW COME TO A REASONABLE MODIFICATION IN THE REQUEST. Applicant proposes to build a recreational multi -family condominium community. <br />EXISTING SITUATION: This parcel is presently zoned R-1, and is currently vacant. <br />The surroun ing area immediately north is zoned Commercial,and remaining area <br />around the subject property is zoned R-2, Multiple Family District. Presently <br />the surrounding area is vacant. <br />RECOMMENDATION: This rezoning has an impact greater than its described boundaries. <br />The thirty-five (35) plus acres under consideration is a part of approximately 365 <br />acres proposed for a unified development. There are also the environmental factors <br />of the beach and its special qualities attractive to development. <br />Many factors must be considered here with respect to total development, while focusing <br />attention on the parcel being presented for rezoning. Some are: <br />Physical location of various housing types <br />Need for different housing types <br />Economics of location and density <br />Need for setbacks and exclusions, to protect the natural resources <br />Need for flexibility in design, while maintaining meaningful land use control, <br />in order to accomplish the best development <br />Provision of proper and adequate facilities and services <br />
