LEASE AGREEMENT THIS LEASE, executed this t^ day of by and between INDIAN RIVER COUNTY, a political subdivision of the State of Florida, as Lessor, and INDIAN RIVER COUNTY SCHOOL DISTRICT, hereinafter referred to as Lessee: W I T N E S S E T H: 1. Lessor has leased and does hereby lease to the Lessee that portion of the building described in Exhibit "A", which building is located on the real property described in Exhibit "B" for the purpose of Lessee to house its administrative and other school related activities for a term of thirty (30) years effective on the date of execution hereof with the thirty .(30) year term commencing on the date of occupancy of the demised premises, as hereinafter defined, at the monthly rate in the amount of 'Three Thousand Seven Hundred and Fifty and no/100 Dollars ($3,750,00), payable in advance on the first day of the month following occupancy by Lessee and the first day of each month thereafter until the last month of the term of this Lease. In the event occupancy takes place on other than the first day of a month, the Lessee will at the time of making the first monthly payment also pay a pro -rata amount equal to the period of early occupancy. Within one (1) year of the expiration of the lease term, Lessee shall have. the option to renew the lease for an additional ten (10). years at a monthly rent to be determined when the option is exercised. Rent shall be paid to the Lessor at such address as shall be furnished by the Lessor to the Lessee. 2. Lessor agrees to renovate and make improvements to the premises as described in Exhibit "A" substantially in e accord with the plans and specifications attached as Exhibit "C", The quality of the improvements to be made by Lessor for Lessee will be of similar quality and detail as Lessor provides for itself in other areas of the building described in Exhibit "A". Lessor shall make available to Lessee those warranties provided BOOK , O!PnE`123
