Until the improvements described in Exhibit "C" are <br />completed, or at such earlier time as Lessee may elect to take <br />possession of the premises, the term of this Lease shall not <br />commence. Lessee shall, prior to the execution of this Lease <br />approve the plans and specifications and obtain necessary approval <br />from the Department of Education of the State of Florida within <br />twenty-one (21) days after execution. <br />3. Lessor shall make available to Lessee designated <br />parking areas as established in Exhibit "D". To the extent <br />possible, Lessor will make the parking spaces available in close <br />proximitiy to the demised premises. It is understood that some <br />parking may be located on real property other than that described <br />in Exhibit "B". If Lessor developes additional parking in the <br />future to service the building, Exhibit "A", Lessor agrees to make <br />available to Lessee to the extent possible a portion of such add- <br />itional parking, with Lessee paying its proportionate share of <br />the cost to improve such additional parking. <br />4. Lessor covenants with the Lessee that it has good <br />right to lease said premises in the manner aforesaid and that it <br />will suffer and permit the Lessee (he keeping all the covenants <br />on his part as herein contained) to occupy, possess and enjoy <br />said premises during the term aforesaid without hinderance or <br />molestation from it or any person claiming by, from or under it. <br />5. Lessee covenants with Lessor to hire said premises <br />and to pay the rent therefor as aforesaid; that he will commit <br />no waste, nor suffer the same to be committed thereon, nor injure <br />nor misuse the same, and also that he will not assign this Lease, <br />nor sub -let a part of the whole of the said leased premises, <br />nor use the same for any purpose other than school board administ- <br />ration offices as herein authorized, without written permission <br />from the Lessor. Permission as to use shall not be unreasonably <br />withheld. This Lease is personal as to the Lessee and is granted <br />under favorable terms. In the event Lessee decides to vacate <br />the premises and assign or sub lease the subject premises, then <br />this Lease shall be renegotiated and the assignment or sub letting <br />- M M <br />
