FF - <br />JUN 41980. <br />MY PAGE726 <br />2U <br />insurance covering the entire administrative complex insuring <br />against direct physical loss and bodily injury and property damage <br />comprehensive public liability insurance. In addition, Lessee <br />agrees to indemnify and hold the Lessor harmless for injuries or <br />accidents either to persons or property that accrue within the <br />premises leased by the Lessee. <br />9. It is further agreed that if any property of the <br />Lessee that may be on the leased premises during the term of this <br />0 <br />Lease shall be injured or destroyed by water leakage, pipe or <br />plumbing defects or other causes, no part of the resulting loss <br />or damage shall be borne.by or chargeable to the Lessor unless <br />such injury or destruction is due to negligence of the Lessor. <br />The Lessee covenants to hold the Lessor harmless from any claims <br />or damands made against the Lessor by reason of any damage suffered <br />or claimed to be.suffered to any personal property situated or <br />stored in said leased premises belonging to the Lessee, his <br />servants, agents, customers, vendors, or consignor unless such <br />damage is due to the negligence of the Lessor. <br />10. The Lessee shall pay for all electric, water, heat, <br />air conditioning and other utility or public service provided to <br />the demised premises. <br />11. The Lessor shall keep said premises fully and <br />constantly insured against fire, including extended coverage, <br />with such companies and in such amounts as it may determine. In <br />the event the premises are wholly or partially destroyed by fire <br />or other casualty, the Lessee shall not be liable for rent other <br />than the pro rata rent of the tenantable space, until said <br />premises have been restored to a tenantable condition. If <br />said premises shall be destroyed by fire or other casualty to an <br />extent of more than fifty (50) percent of their sound value, <br />then, the Lessor shall determine the amount of any insurance <br />proceeds available under its fire and extended coverage policies <br />for reconstruction of the demised premises, and any other available <br />insurance for such purpose, and report those findings as soon as <br />practicable to the Lessee.
