PLANNING DIRECTOR REVER COMMENTED THAT HE WOULD BE DIVERTING <br />SOMEWHAT FROM THE STAFF REPORT AS THIS PARTICULAR TRACT HAS CREATED <br />A LOT OF DISCUSSION; NO DECISION WAS REACHED, AS IT HINGED AROUND <br />THE AMOUNT OF LAND WHICH WAS TO BE REZONED. MR. REVER ADVISED THE <br />APPLICANT WAS AMENABLE TO RESTRICTING THE PROPOSAL TO 1250 LINEAL <br />FEET NORTH FROM THE PROPERTY LINE ON ROUTE 60 WHICH WOULD COINCIDE <br />WITH TRACT S FROM THE WEST, SO THERE WOULD BE A CONTINUOUS LINE <br />ON THE EAST AND WEST SIDE OF KINGS HIGHWAY. HE REPORTED THAT THE <br />PLANNING & ZONING BOARD WAS NOT AGAINST THE REZONING, JUST DID NOT <br />KNOW HOW MUCH TO REZONE. MR. REVER CONTINUED THAT STAFF NOW WANTS <br />TO GO WITH 1250 LINEAL FEET, AND THEY FEEL THE PRESENT AND FUTURE <br />COMPREHENSIVE PLAN WILL INDICATE THAT THIS AREA IS ONE OF PRIME GROWTH; <br />THIS AREA IS, IN FACT, THE PRIME AREA FOR THE MAJOR COMMERCIAL DEVELOP- <br />MENT. HE ADDED THAT THE APPLICANT HAS SHOWN THE STAFF A PROPOSED <br />USE WITH A SUBSTANTIAL BUFFER ON THE NORTH AND SOUTH; THERE IS A <br />GREEN AREA ON THE NORTH AND SOUTH AND ALSO ALONG KINGS HIGHWAY AND <br />RAMONA PARK. MR. REVER COMMENTED THAT WHAT THE APPLICANT HAS SHOWN <br />HIM INDICATED A VERY FINE DEVELOPMENT TO DEAL WITH THE SERVICES THIS <br />AREA WILL NEED NOW AND IN TWENTY YEARS, <br />COMMISSIONER LYONS WONDERED WHY, IF THIS WAS SUPPOSED TO. <br />BE SUCH A MAJOR GROWTH AREA, THEY WERE LIMITING THE SIZE OF THE PARCEL? <br />PLANNING DIRECTOR REVER STATED THAT THE EXTENT OF LAND <br />FROM ROUTE 60 TO 26TH STREET CONSTITUTES STRIP ZONING, AND THEY FELT <br />IT WAS MORE COMPATIBLE TO RECOMMEND NODAL DEVELOPMENT RATHER THAN <br />STRIP DEVELOPMENT. <br />COMMISSIONER LYONS ASKED WHETHER THEY ARE LOOKING FORWARD <br />TO REZONING THE FOUR CORNERS.' <br />PLANNING DIRECTOR REVER REPLIED AFFIRMATIVELY, AS THE ROADS <br />ARE MAJOR ONES AND TRADE WOULD PRINCIPALLY COME FROM THE SURROUNDING <br />AREAS, PARTICULARLY FROM THE NORTH WHERE SUBDIVISIONS ARE NOW UNDERWAY, <br />HE CONTINUED THAT THE NEXT MAJOR SHOPPING CENTER IS ON ROUTE 1, WITH <br />SEVERAL SMALL SHOPPING AREAS EN ROUTE. <br />COMMISSIONER LYONS ASKED IF THE PLANNER FELT THAT THE <br />AGRICULTURAL LINE WILL DISAPPEAR. <br />13oaic s �c 6 <br />JUN 41980' <br />
