The <br />applicant requests a zoning change from R-1, Single Family to M-1, Restricted <br />Industrial in order to construct a warehouse building for assembling trusses. <br />EXISTING SITUATION: The property is presently vacant. The surrounding area <br />imme is e y o e north is vacant and is zoned R-1, Single Family. To the <br />northeast along South Gifford Road, and west of 35th Avenue, is a child develop- <br />ment center and some trailers; to the northwest of the proposed access road is <br />a citrus grove and some scattered residences. The remaining property to the <br />northeast, southeast and southwest is zoned Airport according to the City of Vero <br />Beach Zoning Department. <br />RECOMMENDATION: The application is in order, and staff could in the future <br />recommend the rezoning, with the exception of the 20' access strip which runs <br />north to South Gifford Road. This strip should be retained in R-1. It is felt, <br />however, that this rezoning should be continued until such time that the applicant <br />demonstrates that adequate access can be provided to the property. <br />David M.
