SEP 2 41980 eooK 44 'PACE <br />598 <br />DISCUSSION FOLLOWED ABOUT THE MINUTES FROM THE PLANNING <br />& ZONING COMMISSION AND THE CONFLICT OF FIGURES IN THE DENSITY. <br />ATTORNEY HENDERSON STATED THAT HIS INTENT HAS BEEN CHANGED <br />SINCE THAT MEETING. <br />RICK SCHAUB CAME BEFORE THE BOARD AND ADVISED THAT THEIR <br />PLAN FOR THE EAST SIDE of A -1-A HAS NOT CHANGED - IT IS STILL 6.06 <br />UNITS PER ACRE; BUT THE WEST SIDE OF A -1-A HAS CHANGED TO 3.5 UNITS <br />PER ACRE. HE ALSO ADVISED THAT THEY HAVE PRELIMINARY SITE PLANS. <br />CLEM SCHAUB APPROACHED THE BOARD AND EXPLAINED THE PROJECT <br />SKETCH TO THE BOARD, NOTING THAT THEY WILL BE STAYING LOW RISE, WITH <br />A MAXIMUM OF THREE STORIES. HE ADDED THAT THE BUILDINGS WILL BE <br />ELEVATED ON PILES 4' HIGH, AND ANY WAVE ACTION WILL GO UNDER THE <br />BUILDINGS. MR. SCHAUB STATED THAT THE BUILDINGS WILL BE CONNECTED <br />BY BREEZEWAYS; EVERYONE WILL HAVE AN EAST AND WEST EXPOSURE; PARKING <br />WILL BE SITUATED IN THE BACK; AND THE DENSITY, FOR 84 UNITS, COMES OUT <br />TO 6.06 UNITS PER ACRE. HE CONTINUED THAT THE EXISTING VEGETATION <br />WOULD REMAIN; THE APPROXIMATE OCEAN FRONTAGE IS 1387', AND THE UNITS <br />WILL VARY IN SIZE UP TO 2100 SQUARE FEET. MR. SCHAUB EXPLAINED THE <br />PLANS FOR THE WEST SIDE OF A-1-A,WHICH WOULD BE A CLUSTER OF PATIO <br />HOMES OF 6 TO S UNITS; EACH HOME WOULD HAVE THEIR OWN SWIMMING POOL, <br />AND THE DENSITY WOULD BE 3.5 UNITS PER ACRE. HE COMMENTED THAT THE <br />BUILDINGS WILL BE SLIGHTLY ELEVATED ON RAISED FOOTINGS, AND EXISTING <br />VEGETATION WILL BE KEPT ALONG THE PERIPHERY. <br />WAYNE KAISER, OF EDWARD D. STONE & ASSOCIATES, COMMENTED <br />ABOUT THE LANDSCAPING PLAN OF THE PROJECT. HE INFORMED THE BOARD THAT <br />THE PRELIMINARY PLAN FOR THE EAST SIDE of A -1-A IS TO PRESERVE THE <br />EXISTING VEGETATION AND TRY TO SCREEN OUT ANY OF THE BUILDINGS. MR. <br />KAISER ADVISED THAT ALONG THE DUNES, THEY PLAN TO PRESERVE THE TREES, <br />MOVE OTHER TREES OUT OF THE WAY OF CONSTRUCTION AND THEN MOVE THEM <br />BACK; THEY ARE INTERESTED IN USING THE NATIVE PLANT MATERIALS TO KEEP <br />THE AREA JUST AS NATURAL AS THEY CAN. <br />KING HELIE, OF HUDSON, FLORIDA, AND WHO HAS BEEN RETAINED <br />TO ASSIST WITH THE ENVIRONMENTAL PLANNING, CAME BEFORE THE BOARD.
