APPLICATION AND APPLY AT A LATER TIME, AFTER THE POSSIBLE ADOPTION <br />OF A NEW ORDINANCE. HE FELT IT WAS A VERY GOOD IDEA, AND MENTIONED <br />THE MASTER PLAN HAS PROCEEDED ALONG THOSE LINES AND IS CONSISTENT <br />WITH THAT IDEA; THAT IS, TO CONSIDER A DENSITY OF 4 TO S ON THE <br />ISLAND AREAS. ATTORNEY HENDERSON FELT AN INTERMEDIATE ZONE WAS NEEDED <br />WHICH WOULD NOT INCREASE IN DENSITY, BUT WOULD ALLOW THE OWNER TO <br />DEVELOP IN A MULTI -FAMILY MODE, HE REITERATED THAT HE WILL REMOVE <br />THIS ITEM FROM THE AGENDA, ASK THE BOARD TO ADOPT AN ORDINANCE <br />ALLOWING 6 UNITS PER ACRE, AND THEN THEY WILL APPLY AGAIN AFTER THE <br />BOARD ADOPTS SUCH AN ORDINANCE. <br />COMMISSIONER LYONS STATED THAT THE PROPOSAL OF THE APPLICANT <br />IS THAT THE BOARD SET UP A MULTI -FAMILY ZONING DISTRICT WITH THE SAME <br />DENSITY AS R-1 SINGLE FAMILY, WHICH IS 6 UNITS PER ACRE. HE WOULD <br />SUPPORT THAT. <br />CHAIRMAN SIEBERT COMMENTED THAT HE WOULD ASK THE PLANNING <br />DEPARTMENT, WITH THE CONCURRENCE OF THE BOARD, TO PREPARE AN ORDINANCE <br />FOR THE BOARDS CONSIDERATION. <br />DISCUSSION FOLLOWED AND IT WAS DETERMINED THAT THERE WOULD <br />BE PUBLIC HEARINGS REGARDING THIS NEW ORDINANCE, AS USUAL, AND EVERY- <br />BODY WOULD HAVE A CHANCE TO BE HEARD BEFORE THE BOARD WOULD ACT ON <br />THE PROPOSED ORDINANCE. <br />A WOMAN IN THE AUDIENCE STATED THAT THE MASTER PLAN HAS NOT <br />YET BEEN FINISHED AND WONDERED IF IT WOULD BE WISE TO TABLE THIS <br />MATTER UNTIL AFTER IT WAS COMPLETED. <br />CHAIRMAN SIEBERT ADVISED THAT THIS HAD BEEN CONSIDERED <br />AND REJECTED BECAUSE THE BOARD FELT IT WAS NOT THE RIGHT THING TO D0, <br />A MAN IN THE AUDIENCE, WHO IS A NEW RESIDENT, RECOMMENDED <br />THAT THIS ITEM BE PUT ON A REFERENDUM AS HE COULD NOT SEE A SMALL <br />MINORITY TAKING CHARGE - HE DID NOT THINK ANYTHING OF THIS CALIBER <br />SHOULD BE DICTATED OR SETTLED BY A SMALL GROUP. HE FELT THAT ALL <br />IMPORTANT ISSUES SHOULD BE PUT ON THE REFERENDUM AND LET THE PEOPLE <br />DECIDE. <br />COMMISSIONER LYONS REPORTED THAT THERE WILL BE MORE THAN <br />ONE PUBLIC HEARING INVOLVED IN CONNECTION WITH THE NEW ZONING DISTRICT <br />AND THE CITIZENS WILL HAVE EVERY OPPORTUNITY TO BE HEARD.
