AND HE FELT THESE PEOPLE SHOULD BE MADE AWARE OF WHAT IS HAPPENING <br />IN THEIR BACK YARD BECAUSE HE BELIEVED WHEN THIS WAS PREVIOUSLY <br />PLATTED, THERE WAS A CONSIDERABLE BUFFER ROAD. <br />COMMISSIONER SCURLOCK NOTED THAT THERE STILL WILL BE SITE <br />PLAN APPROVAL, BUT COMMISSIONER WODTKE POINTED OUT THAT WHEN THE BOARD <br />GIVES THIS APPROVAL, THE DEVELOPER CAN GET UNDER WAY AND CUT IN ROADS. <br />HE FELT THAT THE ROAD WAS THE VITAL PROBLEM AND ASKED IF THE 30` ROAD <br />ON THE NORTH IS GOING TO BE PAVED BY THE DEVELOPER. <br />MR. ZORC STATED THAT IT IS NOT BECAUSE IT IS NOT PART OF <br />THEIR DEVELOPMENT. <br />COMMISSIONER WODTKE ASKED IF THE COUNTY HAS NOT BEEN <br />REQUIRING THAT SUCH ROADS BE PAVED, AND PLANNER MARSH STATED THAT <br />A POLICY HAS BEEN ESTABLISHED THAT ON ABUTTING PUBLIC ROADS, THE <br />DEVELOPER WAS REQUIRED TO DEDICATE THE ADDITIONAL RIGHT-OF-WAY TO <br />MATCH. HE BELIEVED THIS WAS A PUBLIC ROAD SITUATION AND THE DEVELOPER <br />WAS TO DEDICATE THE RIGHT-OF-WAY NECESSARY AND PARTICIPATE IN PAVING <br />OF AT LEAST A HALF -ROAD. <br />MR. ZORC POINTED OUT, REGARDING THE CONCERN ABOUT COLONIAL <br />TERRACE, THAT THEY ARE BACKING UP TO THE REAR LINE OF THEIR LOTS; <br />THEY ARE NOT PUTTING ANY,TRAFFIC WHATSOEVER INTO THAT SUBDIVISION; <br />AND TAKING INTO CONSIDERATION THE REQUIRED SETBACKS, THEY WILL HAVE <br />75' TO 100' BETWEEN BUILDINGS. IN REGARD TO DENSITY, HE NOTED THAT <br />THEY PURCHASED THE LAND FOR THE MULTIPLE DENSITY AND THEY WILL ONLY <br />BE PUTTING IN ABOUT 7 UNITS PER ACRE. <br />CONSIDERABLE DISCUSSION ENSUED REGARDING ON WHAT BASIS YOU <br />DENY AN APPROVAL TO AN INDIVIDUAL WHO HAS MET ALL THE REQUIREMENTS, <br />AND COMMISSIONER FLETCHER NOTED IT WAS NOT A DENIAL, BUT SIMPLY TO <br />GIVE THE NEIGHBORS WHO WOULD BE IMPACTED MORE OPPORTUNITY FOR INPUT. <br />MOTION WAS MADE BY COMMISSIONER FLETCHER, SECONDED BY <br />COMMISSIONER BIRD, TO DELAY ACTION ON TENTATIVE APPROVAL OF COLONIAL <br />HEIGHTS SUBDIVISION UNTIL THE NEXT COMMISSION MEETING AND NOTIFY THE <br />ADJACENT PROPERTY OWNERS. <br />DEC 171900 57 aoox 45 earE 477 <br />
