THE WEST. HE CONTINUED THAT BEACH COLONY IS TO BE AN ENTIRELY <br />DIFFERENT CONCEPT AND IS TO BE A VERY HIGH VALUE PROJECT, AT LEAST <br />COMPARABLE T0, IF NOT BETTER THAN, JOHNS ISLAND. <br />ATTORNEY COLLINS COMMENTED THAT THE COMMISSION, SOME MEETINGS <br />AGO, AUTHORIZED THE PLANNING DEPARTMENT AND ATTORNEYS TO WORK ON A <br />DRAFT OF A SITE PLAN ORDINANCE AND ESTABLISH A THRESHOLD TO HELP THE <br />COUNTY IN DEALING WITH LARGE PROJECTS. HE STATED THAT HE WOULD <br />WELCOME FLORIDA LAND COMPANY'S INPUT INTO THE FORMATION OF THIS <br />ORDINANCE. <br />CHAIRMAN LYONS ASKED MR. CLARK IF THE BOARD WERE TO GO <br />AHEAD ON RIVER BEND, AND IN THE MEANTIME THIS ORDINANCE WERE ADOPTED, <br />WHETHER HE WOULD BE AMENABLE TO COMING UNDER SUCH AN ORDINANCE IF THE <br />THRESHOLD WERE SUCH THAT THE COUNTY WOULD ASK FOR A BINDING LETTER. <br />MR. CLARK NOTED THAT THEY WOULD COME UNDER THE LAW OF THE <br />LAND, BUT VENTURED THE OPINION THAT THE LOCAL BOARD IS MORE QUALIFIED <br />TO REVIEW THE LOCAL IMPACT DATA AND THAT THEY SHOULD KEEP LOCAL CONTROL. <br />COMMISSIONER WODTKE STATED THAT, BASED UPON THE PRESENTATION <br />MADE HERE TODAY, HE WOULD LIKE TO ENCOURAGE THE AGENT OR OWNERS TO <br />APPLY FOR A REZONING OF THAT PROPERTY POST HASTE. <br />DISCUSSION CONTINUED ABOUT A DENSITY OF S OPPOSED TO A <br />DENSITY OF 6, AND COMMISSIONER WODTKE POINTED OUT THAT THE PLANNING <br />DIRECTOR CANNOT MAKE ANY RECOMMENDATION UNTIL THE STAFF HAS AN <br />OPPORTUNITY TO REVIEW; HE, THEREFORE, FELT THAT WE ARE JUST SPINNING <br />OUR WHEELS BECAUSE WE CANNOT TAKE ANY ACTION TODAY, AND THE PLANNING <br />DIRECTOR IS WAITING FOR DIRECTION. <br />COMMISSIONER BIRD STATED THAT HE WAS IN FAVOR OF MR. REVER <br />PROCESSING THE APPLICATION, AND COMMISSIONER SCURLOCK STATED HE WAS <br />AGAINST IT EXCEPT AT 6 UNITS AN ACRE. COMMISSIONER FLETCHER ALSO <br />FAVORED THE LOWER DENSITY. <br />MR, REVER COMMENTED THAT HE WAS HEARING THE BOARD SAY THAT <br />WE SHOULD START WORKING WITH THEM AND THEN WHEN THE REZONING COMES <br />UP, WE WILL SEE IF IT IS ACCEPTABLE OR NOT ACCEPTABLE. <br />DEC 171980 75 8nax FACE5 <br />
