within most easements; in some cases construction is <br />allowable over easements. <br />(a) Easements count toward required setback area. Setbacks <br />may "overlap" easement areas; easements may be counted <br />as setback area. <br />(b) Easements may be released (abandoned) if their function <br />is no longer necessary and if no potential future use is <br />needed. <br />(c) Covenants for removal of structures within an easement <br />may be approved, to permit the construction of a fence, <br />or other structure, with the provision that the <br />structure is removed at the owner's expense if <br />necessary. <br />In such covenants, the property owner acknowledges that <br />the construction is at the sufferance of the easement <br />holder and that the constructed improvement may be <br />removed by the easement holder without penalty or <br />expense. More specific information is contained in <br />Chapter 917, Accessory Uses and Structures. <br />Road Rights -of -Way. Road right-of-way is a strip of land <br />within which road, sidewalk or bikeway, drainage, and <br />utilities are or will be located. Front yards abut road <br />rights-of-way. Along county roads having deficient right- <br />of-way, right-of-way expansion and requirements can have a <br />great effect upon where new development can be located on <br />adjacent parcels. The more significant road right-of-way <br />deficiencies exist along the county's major thoroughfare, <br />listed as follows: <br />Major Arterials: <br />S.R. A.1.A. I.R. Blvd. I-95 <br />C.R. 512 C.R. 510 S.R. 60 <br />17th St. 27th Ave. 58th Ave. <br />Minor Arterials: <br />Roseland Rd. <br />82nd Ave. <br />41st St. <br />17th St. S.W. <br />Collectors: <br />Old Dixie <br />90th Ave. <br />43rd Ave. <br />69th St. <br />12th St. <br />20th Ave. <br />98th Ave. <br />246 <br />66th Ave. <br />53rd St. <br />4th St. <br />74th Ave. <br />73rd St. <br />
