Section 912.12 Impact Fees <br />County impact fees are required at the time of building permit <br />issuance. When impact fees are required, no building permit shall <br />be issued until the fees are paid. <br />(1) Traffic Impact Fees (T.I.F.'s) are required only when a new <br />home is constructed. Credit can be given if the new home is <br />replacing an old home that is located on the same parcel. <br />The fee is based upon a fee schedule adopted by the board of <br />county commissioners which takes into account where the home <br />is located. The county is divided into nine (9) traffic <br />impact fee districts. The T.I.F. varies from district to <br />district. Specific regulations are contained in Chapter 953, <br />Fairshare Roadway Improvements. <br />(2) Utilities Impact Fees for water and sewer service hook-up can <br />apply to new home construction or instances where an existing <br />home is being hooked into water and/or sewer services <br />(voluntarily or involuntarily). <br />Section 912.13 Moving, Razing and Replacing a Structure <br />County approval is required prior to moving or razing a single <br />family building or structure. Replacing a house while living in <br />an existing house, building a new house on the same parcel, and <br />then razing the old house, is allowed upon county approval as <br />provided for herein. <br />(1) No building or structure larger than 150 square feet shall be <br />moved into the county or from one parcel to another within <br />the county unless: <br />the building or structure complies or is made to comply <br />with all applicable building codes, and <br />- a special application is made by the owner or his agent <br />and is approved by the county. <br />(a) Special procedures and requirements, which include the <br />posting of a performance bond must be satisfied. The <br />procedures and requirements can be found by obtaining a <br />copy of Chapter 955, Moving of Structures. <br />(2) Razing a building or structure requires approval and the <br />issuance of a demolition permit by the building division. <br />(3) On any single family parcel, a new house may be built to <br />replace an existing (older) house on the same parcel while <br />the existing (older) house is being occupied upon <br />satisfaction of the following condition: <br />258 <br />
