fore are paid in full, and, in any event, such policies and <br />evidence of payment by the Lessee of the premiums will be <br />delivered by the Lessee to the Lessor before the expiration of <br />any then similar coverage and in time to assure the Lessor that <br />such coverage will be carried continuously. <br />The Lessee will keep insured any and all buildings, improve- <br />nts,.equipment, furniture and fixtures, now or hereafter constructed <br />or brought upon said demised premises in good and responsible <br />insurance companies authorized to do business in the State of <br />Florida, for protection against all loss ordam age to such property <br />by fire, windstorm or causes insured against by "extended coverage10; <br />and wherever the doctrine of co-insurance might apply to any such <br />insurance, then the amount of the insurance so carried by the said <br />Lessee will be at all times sufficient to prevent co-insurance on <br />the part of the Lessor and the Lessee. All such policies will be <br />payable in the event of loss, jointly to the Lessor and the Lessee, <br />as their respective interests may appear. <br />Nothing herein contained, however, shall be construed as pro- <br />hibiting that an attachment may be made to such policy or policies <br />of a standard Mortgage clause, but, in such event, the said <br />mortgage clause will Identify briefly the interest of the Mortgagee, <br />such, for examples "First Mortgagee Leasehold Interest" or "Mortgage <br />of Lessee's interest in Lease". The amount of insurance required <br />as specified in this paragraph, will be an amount equal to the <br />maximum insurable replacement value, as determined annually by the <br />Lessee,# its successors and assigns or agents, and as approved by <br />the Lessor. <br />D. ASSIGNMENT <br />This Lease shall not be assigned without the consent of the Lessor. <br />E. INDEMINIFICATIONS <br />The Lessees covenant and agree with the Lessor that during the <br />entire term of this Lease, it will indify and save harmless the <br />lessor against any and all claims, debts, demands, or obligations <br />-5- <br />a�oK - 5 PACE 775 <br />
