JAN 2 81981 <br />900K 45 PAGE. 776 <br />which may be made against the Lessor or against the Lessor's title <br />in the premises, arising by reason of or in connection with the ` <br />making of this Lease and the ownership by the Lessee of the interest <br />hereby created; and if it becomes necessary for the Lessor to defend <br />any action seeking to impose any such liability the Lessee will pay <br />the Lessor all costs of court and reasonhble attorneys fees incurred <br />by the Wssor in effecting such defense, plus any other sums which <br />the Lessor may be called upon to pay by reason of the entry of a <br />Judgment against the Lessor in the litigation in which such claim is <br />asserted. <br />F. LESSEE'S DUTY TO KEEP DEMISED PREMISES IN GOOD REPAIR <br />The Lessee will keep all improvements, buildings, equipment, <br />furniture and fixtures constructed or brought upon the demised <br />premises, in a good state of repair and first class condition, and will <br />not suffer nor permit any waste or neglect of any of said property. <br />The Lessee will repair, replace, renovate, and generally maintain the <br />property as oftne as it may be necessary in order to keep it in first <br />class repair and condition. <br />G. QUIET ENJOYMENT <br />The Lessee shall have quiet and undisturbed and continuous <br />possession in use of the demised premises free from any claims of the <br />Lessor, subsequent to the completion of the construction described herein <br />so long as it keeps and performs all of the covenants and conditions <br />to be kept and performed by it herein. This provision will not extend <br />to any interruption in the possession of the Lessee occasioned by its <br />failure to keep in good standing any mortgage encumbering -its interest <br />in this Lease. <br />H. LESSOR'S RIGHT OF ENTRY <br />The Lessor will have the right to enter upon the demised premises <br />at"all reasonable times to examine the condition and use thereof; <br />provided that such right will be exercised in such a manner as not to <br />interfere with the Lessee in the conduct of the Lessee's project on the <br />demised premises. <br />I.
