Construction or placing of signs, billboards or other advertising, or other <br />advertising structures on or above the ground, except those signs relating to agricultural <br />practices and sale of agricultural products. <br />b. Dumping or placing of soil or other substance or material as landfill or <br />dumping of trash, waste, or unsightly or offensive materials except when exercising Sound <br />Agricultural Practices related to cattle, farming, and other agricultural uses. <br />C. Activities detrimental to drainage, flood control, water conservation, erosion <br />control, soil conservation, or fish and wildlife habitat preservation except when exercising <br />Sound Agricultural Practices or in restoration of wetlands. <br />d. Act or uses detrimental to such retention of land or water areas in their <br />existing natural condition. <br />e. Acts or uses which eliminate sites or properties of historical, archaeological, <br />or cultural significance. Notwithstanding the foregoing, farm buildings may be restored or <br />replaced by Grantor. <br />f. Alteration of the Property except in compliance with this Conservation <br />Easement and when exercising Sound Agricultural Practices. <br />g. The keeping of pigs or hogs; meat processing; wireless telecommunication <br />tower facilities; or large scale chicken operations. <br />h. Commercial uses other than those specified in this Conservation Easement. <br />7. No Public Access. <br />No right of access by the general public to any portion of the Property is conveyed <br />by this Conservation Easement; provided, however, Grantor will allow bird watching or <br />other such outings on this Conservation Easement and the West Conservation Easement <br />a total of four (4) times each year by members of the public under conditions determined <br />by the Grantor. <br />8. Permitted Uses. <br />Current uses of the Property as reflected in the Baseline Documentation as set <br />forth in Exhibit "B" are permitted by this Conservation Easement. The following uses are <br />permitted uses under this Conservation Easement: <br />a. Ranching. Ranching, including as currently practiced on the Property, is a <br />permitted use provided it is consistent with Sound Agricultural Practices. <br />b. Farming, agriculture and silviculture. Grantor has the right to establish, <br />reestablish, and maintain the following agriculture and silviculture uses, only on areas of <br />
