Rever, REFERENCES: <br />Planning and Zoning Director <br />It is recommended that the data herein presented be given formal <br />consideration by the Board of County Commissioners. <br />-1. Description <br />Applicant requests a"r.ezoning from M-1 Industrial to C-1 Commercial <br />District for approximately 1 acre -located between Old Dixie Highway and <br />the Florida East Coast Railroad, on the south side of 20th Place S.W. <br />:Applicant --proposes to construct a group of professiona-1 offices. <br />Subject property is bounded by the Florida East Coast Railroad on <br />the :east and Old Dixie Highway -on the west. The railroad .depot is <br />across 20th Place S.W. to the north. Vero -Beach Highlands is located <br />-'to the west of the subject -property. The adjacent property on the south <br />is vacant. Vero Beach Nigh -lands -is zoned R-1 Residential (6 units -per <br />acre); the areas north and south of the site are zoned M-1 Industrial, <br />:While the area to the east is C-1 Commercial. <br />2. Alternatives and Analysis <br />A)- Approve the request to rezone from M-1 Industrial to C-1 <br />:,;;Commercial. The more restrictive C-1 District will allow uses more <br />compatibl-e with the residenti'a-l-development to the east -of subject <br />,'proper-ty. While commer-cial uses generate higher ADT counts than <br />industrial uses, it is°anticipated_-there would-be .a reduction in truck <br />traffic: Commercial uses -of this magnitude ar.e-not anticipated to <br />significantly impact Old Dixie. <br />The C-1- Commercial District allows uses -compatible with the present <br />-surrounding land uses and the infrastructure is adequate-to_support <br />.this.type of development Staff recommended approval -of this alter- <br />native to -the Planning and -Zoning -Commission. <br />-._ B)- Disapprove the request, leaving the M-1 Industrial District <br />intact. - <br />3.- Recommendation <br />The C-1 Commercial Distr-i-ct allows use compatible -with the present <br />surrounding land uses and the infras'-tructure is adequate" -to support <br />this type of development.
