RMARINOMMERIMMIN <br />THE BOARD NEXT REVIEWED THE FOLLOWING MEMORANDUMS: <br />TO: Neil Nelson DATE: May 27, 1981 FILE: <br />County Administrator <br />SUBJECT: Beach Colony, Riverbend, Sea Oaks, <br />and Surf and Raquet Club site plans <br />FROM: �- <br />David M. e�v r REFERENCES: <br />Planning and Zoning Director <br />It is recommended that the data herein presented be given formai consideration by the <br />Board of County Commissioners. <br />1. Description and Conditions <br />Below are listed the submitted projects which are within the boundaries of the North <br />Beach Rezoning. <br />A. Riverbend, Unit I, Phase I - Application for site plan approval for 14 multi- <br />family units within the Riverbend Master Plan was submitted October 10, 1980. This <br />project had a gross density of 5.0 units per acre. -The project was reviewed by the <br />T.R.C. March 17, 1981, and approved by the Planning and Zoning Commission on April 9, <br />1981. <br />B. Riverbend Master Plan - The Master Plan was submitted November 10, 1980 for <br />approximately 619 residential units, marina, recreation/utility facilities. Applicant <br />requested review and conceptual approval; however, Indian River County Ordinance does <br />not -have a legal mechanism to grant or deny "conceptual approval" and no action was <br />taken by either the Technical Review Committee (T.R.C.) or the Planning and Zoning <br />Commission -(P & Z). <br />C. Riverbend Phases I, II, III, IV - Application for site plan approval for 619 <br />residential units on 84 acres (average gross density 7.4 units per acre) was submitted <br />May 22, 1981. The project includes a clubhouse, marina, draw bridge, and water/sewer <br />facilities. This project is scheduled for T.R.C. review in July, 1981. <br />D. Beach Colony -Master Plan - Application for "conceptual approval" of 709 resi- <br />dential units on 93 acres was submitted May'5, 1981. The project's average gross <br />density is approximately 7.7 units per acre. This -is scheduled for review at the <br />June 2, 1981 T.R.C. meeting. <br />E.- Beach Colony, Unit I, Phase I - Application for site plan approval of 11 single- <br />family detached condominium units was submitted May 5, 1981. The project is scheduled <br />for T.R.C. review June 2, 1981. <br />F. Sea Oaks - Application for site plan approval of 720 multi -family residential <br />units on 97 acres was made May 11, 1981. The project includes a clubhouse, marina, <br />bridge, and water/sewer facilities. The average gross density is approximately 7.2 <br />units per acre.
