F. Sea Oaks - The following items are deficient or contain insufficient information <br />for review: <br />1) Applicant has requested a Binding Letter of Interpretation. There are 13 <br />additional items requested by the State. <br />2) The application lacks a survey. <br />3) The application lacks adequate elevation and engineering information for the <br />bridge and marina. <br />4) 'The floor plan types are not clearly indicated on the site plan. <br />5) The scale is too small to check building separation, setbacks, etc. <br />6) Phasing may need adjustment. <br />7) There is no indication of level of development for construction of <br />deceleration lanes. <br />8) Lacks sufficient data on clubhouse. <br />9) Lacks sufficient data concerning dune preservation. <br />G. -Surf and Raquet Club - A copy of the Planning staff's recommendation for approval <br />is 'attached. <br />The Riverbend, Beach Colony, and Sea Oaks projects are in the process of review. The <br />applicants are given opportunities to correct deficiencies. However, new issues may <br />be raised as staff continues it's review, through T.R.C. review and through the request <br />for a Binding Letter of Interpretation. <br />3. Recommendation <br />As part of the regional review process of Sea Oaks request for a Binding Letter of <br />Interpretation, staff will request that the Treasure Coast Regional Planning Council <br />include Riverbend and Beach Colony as part of their total review. <br />4.
