Comprehensive Plan Economic Development Element <br />• Industrial/Warehouse Properties <br />Within the County's commercial/industrial nodes and within the municipalities, there are a number <br />of developed general industrial and warehouse areas. The map on the next page depicts the locations <br />of major developed industrial/warehouse areas. As shown, there are many developed <br />industrial/commercial properties along U.S 1 and along the Florida East Coast Railroad. <br />Historically, these were the two main transportation facilities that existed within the County. <br />There are also concentrations of developed industrial/warehousing properties throughout the County. <br />Those concentrations include, but are not limited to, the Vero Beach Airport Business Park, an area <br />along 41St and 45th Street, an area east of 5 8th Avenue and west of 43rd Avenue, an area near the I-95 <br />and CR 512 interchange, and an area near the I-95 and S.R. 60 interchange. <br />Even with the amount of developed industrial land, there is a scarcity of vacant, ready -to -occupy <br />industrial building space in Indian River County. Such space, particularly in the 10,000 to 20,000 <br />square foot range, is important for small companies that are planning to relocate. Those small <br />companies, consisting of 10 to 50 employees, are the type of firms that tend to locate in Indian River <br />County. <br />Community Development Department Indian River County 23 <br />
