No principal structure and its accessory <br />buildings shall occupy more than twenty (20%) percent of <br />the lot . area exclusive of swimming pools. <br />(F) Separation Between Principal Buildings on the Same Lot . <br />Detached principal buildings on the same lot shall <br />be located no closer together than forty (40) feet plus <br />one (1) foot additional for each additional two (2) feet in <br />height over twenty-five (25) feet in height. <br />(G) Front Yard. Every lot shall have a front yard or <br />street yard of not less than twenty-five (25) feet in <br />depth for a building or structure up to and including <br />twenty-five (25) feet in height, provided that when the <br />structure exceeds twenty-five (25) feet in height, the <br />front yard shall be increased by one (1) foot for each <br />additional two (2) feet of height or portion thereof. <br />(H) Rear Yard. Same as front yard above. <br />(I) Side Yards. A side yard shall be provided on each <br />side of every lot of not less than ten (10) feet for single <br />family dwellings. Multiple family dwellings shall be <br />required to provide a side yard on each side according <br />to the following: <br />Up to 25 feet in height - 15 feet <br />25 feet and over - 15 feet plus one (1) foot additional for <br />each additional two (2) feet in height <br />(J) Open Space. Every lot in this district used for dwelling <br />purposes shall have a minimum of fifty (50%) percent of the <br />total area set aside for open recreational or landscaped area. <br />No part of any open area shall be used for driveways or parking <br />area. All landscaped areas shall be planted and appropriately <br />maintained in lawn, sod, natural foliage, gardens or ponds. <br />(K) Parking Regulations. Off-street parking spaces shall be <br />provided in accordance with the requirements for specific <br />uses set forth in Section 24 of this Ordinance. <br />(L) This Ordinance shall become effective on September 6, 1973. <br />
