David M : R ver REFERENCES: <br />Planning and Zoning Director <br />It is recommended that the data herein presented be given formal consideration by <br />the Board of County Commissioners. <br />Description and Conditions <br />Applicant requests rezoning of approximately 9.6 acres from R-1 Single Family <br />Residential to C -1A Restricted Commercial in order to develop a professional <br />office complex. The parcel is located on the south side of S.R. 60 approximately <br />1,200 feet east of 56th Avenue. The southern boundary of the subject property <br />abuts the Main Relief Canal. <br />Subject property is presently vacant with dense vegetation. The adjacent parcel <br />to the west is also vacant and contains native vegetation and groves. The area <br />on the north side of S.R. 60, opposite subject property, contains residential <br />development. There is also a single family residence on the east side of subject <br />property. Approximately 500 feet to the east is the West Side Bank. <br />Alternatives and Analysis <br />A) Approve the rezoning of the 9.6 acre parcel from R-1 Single Family Residential <br />to C -1A Restricted Commercial. The C -1A District would comply with both the existing <br />and Proposed Comprehensive Plans: The parcel is extensive enough to allow design <br />flexibility and provide adequate buffers to assure compatible development. There <br />are adequate roads and utilities available to support commercial uses in this area. <br />The Planning and`Zoning Commission unanimously recommended approval of the request <br />to rezone 9.6 acres from R-1 Single Family Residential to C -1A Restricted Commer- <br />cial. <br />B) Disapprove the rezoning request, leaving the present zoning configuration intact. <br />Recommendation: <br />A) That the 9.6 acres be rezoned from R-1 Single Family Residential to C -1A <br />Restricted Commercial. <br />B) That the Ordinance effecting rezoning be adopted. <br />DISCUSSION ENSUED ABOUT THE LOCATION OF THIS PROPERTY IN <br />RELATION TO THAT RECENTLY REZONED FOR INDIAN RIVER FEDERAL SAVINGS & <br />LOAN. MR. CHALLACOMBE EXPLAINED THAT THAT PROPERTY IS LOCATED TO <br />THE WEST OF THIS WITH VACANT PROPERTY IN BETWEEN AND STATED THAT THIS <br />AREA IS PLANNED TO BE A COMMERCIAL NODE IN THE FUTURE. <br />AUG 191981 65 <br />X00 4.7 PACE 268 <br />
