W, 77U <br />SEC. 20 completed M 21 <br />(G) EXPLOSIVE MATERIALS. Where an above ground storage of gaso- <br />line, petroleum oils or other inflammable fluids are per- <br />mitted, then as to any such facility for storage having a <br />capacity in excess of 500 gallons shall be in compliance with <br />the National Fire Protection Association requirements. <br />(Ii) PARKING REGULATIONS. Off= street parking and loading spaces <br />shall be proVxded n accordance with the requirements of <br />specific uses set forth in Section 24' of this Ordinance. <br />Section 21. LM -1 LIGHT MANUFACTURING DISTRICT: <br />(A) USES PERMITTED. In this district a building or premises may <br />Be use or only the following purposes: <br />(1) Light manufacturing or fabricating plants,' enclosed stor- <br />age structures, and incidental accessory structures which <br />meet the following standards. <br />a. All operations must be conducted, and all materials <br />and products must be stored within the buildings of <br />the plant. All waste materials must he stored while <br />on the premises in a screened enclosure which is to <br />be counted as part of the area allowed to be cover- <br />ed by buildings and structures <br />b. No processes resulting in creation of visible smoke <br />from the burning of fuels are permitted <br />c. No process emitting an odor, nuisance or noise beyond <br />the plant site is permitted. Where odors or noise <br />are produced, and provisions for eradication within <br />a building are provided, the burden of successful <br />elimination of the odors or noise shall rest on the <br />occupant of the premises. <br />d. Dust and dirt must be confined within the buildings <br />of the plant. Ventilating and air -filtering devices <br />must be provided as required by applicable building <br />and sanitary codes <br />e. All provisions of the State Air and water Pollution <br />Control Act shall apply and permits for construction <br />and operation shall be required <br />f. Operations creating glare shall be so shielded that <br />the glare cannot be seen from outside the plant site <br />g. Where processes involve the disposal of industrial <br />wastes, approval of the proposed method of disposal <br />by the County Health Officer, the Director of Mos- <br />quito Control and the Regional Engineer, Southeast <br />Region Air and Water Pollution Control Department <br />must be secured and presented to the County Building <br />Department before a building Permit will be issued <br />h. Off-street loading areas for handling all materials <br />and products must be paved or treated to prevent <br />dust and screened from view from outside the Plant <br />site. Screening shall be trees, shrubbery or -fencing. <br />Driveways and parking areas shall be paved or stabi- <br />lized and dust free <br />i. Grounds shall be landscaped and neatly maintained <br />(2) Commercial and retail uses designed to serve primarily <br />the needs of the employees in the area <br />(B) BUILDING HEIGHT LIMIT. No building or structure shall ex- <br />ceed forty (40) feet in height. <br />(C) STANDARDS. Since the size and nature of the uses permitted <br />may vary widely, no minimum size lot or floor area shall be <br />required. Instead, yard setback requirements shall be used <br />to attain an industrial park -like atmosphere keeping in mind <br />future expansion needs. <br />(D) LOT COVERAGE. No principal building or structure and its <br />accessory structure shall occupy more than forty (40%) per- <br />cent of the lot. <br />-32- <br />
