SEP 3 01951 BOOK 47 Frac 685 <br />3. No admission or other charge shall be charged to the <br />general public to use the fields or to be a spectator at any reg- <br />ularly scheduled game. This provision is not to prohibit the Lessee <br />from requiring that sponsors of league teams and participants on the <br />league teams be required to pay dues or fees. - <br />4. All utility bills and any real property or tangible <br />personal property taxes which may be assessed against the real prop- <br />erty because of the existence of this lease shall be paid by Lessee. <br />5. Lessee may operate concessions of food and beverage, <br />other than alcoholic. In the event the operation of any concession <br />requires the use of utilities, the Lessee shall pay for such cost. <br />6. Lessee shall purchase, and furnish to Lessor a copy <br />thereof, liability insurance insuring the Lessee and Lessor from <br />liability by reason of personal injury in limits not less than - <br />$500,000.00, and property damages not less than $25,000.00 for any <br />act which may occur during the term of this lease. <br />7. In the event that at any time during the term of this <br />lease the facilities are not utilized as a sports facility for any <br />one (1) year, such failure to so utilize shall constitute a default <br />in the terms and conditions of this lease. <br />8. Lessee may establish ordinances, rules and regula- <br />tions restriction the noise, night-time or early morning use of <br />premises which may effect the utilization of the property. <br />9. This lease may be cancelled by either party upon <br />one years notice prior to termination. <br />10.
