0 CT1991 nox m t <br />21 1 <br />Senior Planner Art Challacombe read the following memo: <br />TO: NEIL NELSON - DATE: September 11, 1981 FILE:ZC-80-25-447 <br />County Administrator <br />FROM: D ID R -VE <br />Plannin & Zoning Director <br />SUBJECT: MIDWEST FEDERAL SAVINGS & Lr <br />TO REZONE 160 ACRES LOCATE' <br />STREET WEST OF 82ND AVENUE -- <br />CULTURAL TO R1MP MOBILE HOME PARK <br />REFERENCES: <br />It is recommended that the date herein presented be given formal <br />consideration by the Board of County Commissioners in the form of a Public <br />Hearing advertised for October 21, 1981. <br />1. DESCRIPTION & CONDITIONS: <br />Applicant requests the rezoning of 160 acres located between 12th and 16th <br />Streets, west of 82nd Avenue from A -Agricultural (1 unit/5 acres) to <br />R1MP-Mobile Home Park (8.7 units/acre). Subject property is presently <br />vacant. The adjacent areas to the north and west are zoned R-1MP, the <br />property on the south side of 12th Street is also zoned R1 -MP with a C-1 <br />Commercial District located on the southwest corner of 12th Street and <br />82nd Avenue. <br />The subject property (shown as Village Green South) is a part of the <br />317.5 acre parcel which was reviewed within the Village Green Development <br />of Regional Impact (DRI) Assessment Report dated July 1981. <br />Based on_the DRI findings, the Board of County Commissioners issued a <br />development order (Resolution 81-59) providing the following conditions <br />for development: <br />1. Brine discharge from the proposed reverse osmosis water treatment <br />facility shall be discharged directly into drainage canals; <br />2. Applicant shall donate a 1/2 acre site and $35,000 to be utilized <br />for construction of a fire station. Applicant shall provide an <br />additional'$15,000 donation in the event that the County does not <br />use the site and the ownership of the 1/2 acre reverts to the ap- <br />plicant. <br />3. Applicant shall donate $40,000 for civil defense purposes. <br />4. Upon D.O.T. recommendation, applicant shall donate an equitable <br />sum to be used for installation of a traffic signal at the inter- <br />section of Ranch Road and SR 60. <br />
