Ccrmercial and industrial uses are ant'ci-ated to <br />utilize the majority of the land area within "lie corridor. <br />Where future residential development occurs within this <br />mixed-use area, densities shall be limited to six (6) units <br />per acre, including mobile home residential uses. <br />GIFFORD MIXED USE DISTRICT <br />While the predominate land use in the Gifford area is <br />currently residential, there are significant portions of <br />land that are used for commercial or industrial activities <br />located within and adjacent to the residential uses. Future <br />expansion of commercial or industrial as well as residential <br />uses shall be regulated by the County as prescribed in the <br />County Code to insure that these uses will not be in <br />conflict with each other. <br />OSLO ROAD MIXED USE DISTRICT <br />Oslo Road is the major east -west thoroughfare serving <br />the southern part of the County. The greatest amount of new <br />residential development will occur within the South County <br />area; therefore, a Mixed Use District along Oslo Road has <br />been established to accondr:odate the anticipated growth. <br />The Mixed Use District on Oslo Road consists of two <br />separate areas. One area, six hundred (6C0) feet deep north <br />of Oslo Road, extends from Lateral"J"Canal westward to 22nd <br />Avenue. This area also includes a portion three hundred <br />(300) feet deep on the south side of Oslo Road between 22nd <br />Avenue and 19th Avenue and bet%-:een 12th Avenue to 10th <br />Avenue. <br />Where future residential development occurs the <br />two mixed use areas of this district, densiti^_s shall not <br />exceed those maxiauim densities of the surrounding and <br />adjacent land use categories as described in the text— and <br />shown on the Land Use Map. <br />20 <br />M <br />
