Charles Pierce spoke on behalf of the applicant Doyle <br />Cotton and informed the Board that the architects for this <br />project are ones who have worked for The Moorings in the <br />past, and it is planned to have a similar type architectural <br />project. <br />The Chairman asked if anyone present wished to be <br />heard. <br />Vic Lanka, developer of the nearby Harbour Side <br />project, had a complaint evolving from past history when he <br />had to scrap his plans to build' -six stories high because of <br />a change in County Code and now what has been put around <br />them has completely blocked the view. Mr. Lanka further <br />felt that 12 units per acre on this particular site is a <br />fairly dense configuration, but he did not feel too <br />justified in complaining since his project has a similar <br />density. He did suggest, however, that the Board should <br />consider that a lesser density would be better for the <br />County. <br />Commissioner Fletcher asked if the Planning & Zoning <br />Commission had given consideration to the loss of commercial <br />property in the area. <br />Mr. Challacombe reported that they looked at The <br />Moorings as a total unit and also looked at the C -1A further <br />east along AlA. The Moorings has a site plan that was <br />approved for a commercial type use - a shopping center, and <br />the Board also has designated that same area as a major ' <br />commercial node in the Comprehensive Plan. <br />On Motion by Commissioner Bird, seconded by <br />Commissioner Scurlock, the Board unanimously closed the <br />public hearing. <br />On Motion by Commissioner Scurlock, seconded by <br />Commissioner Bird, the Board unanimously adopted Ordinance <br />81-40 rezoning the subject property to R -2C as advertised <br />and as requested by Doyle Cotton. <br />N O V 18 1991 33 BOOK 48 PAGE 164 <br />\ J <br />
