a <br />iii. The site shall be a minimum of thirty (30) acres in size. <br />3. Agricultural Research Facilities. (Administrative Permit) <br />a. Districts Requiring Administrative Permits: Agricultural research <br />facilities shall be allowed in the A-1 district upon receiving ap- <br />proval for an administrative permit as provided in Section 25.2 and <br />after meeting the requirements defined below. <br />b. Additional Information Requirements: <br />i. A site plan meeting all of the requirements of Section 23. <br />ii. A statement identifying any toxic or hazardous wastes and/or <br />substances which may be generated or utilized on the prem- <br />ises. <br />C. Criteria for Agricultural Research Facilities: <br />i. All buildings and structures shall be located at least one <br />hundred (100) feet from all property lines. <br />ii. The site shall be a minimum of thirty (30) acres in size. <br />iii. The facility shall provide either a minimum fifty (50) foot <br />setback or a heavily landscaped twenty-five (25) foot <br />bufferyard adjacent to non-agricultural activities in order <br />to protect residents from aerial spraying. <br />4. Dairy Farming. (Administrative Permit) <br />a. Districts Requiring Administrative Permit: Dairy farming shall <br />be allowed in the A-1 district upon receiving approval for an adminis- <br />trative permit as provided in Section 25.2 and after meeting the <br />requirements defined below. <br />b. Additional Information Requirements: A site plan meeting all of <br />the requirements of Section 23. <br />C. Criteria for Dairy Farming: <br />i. Any confinement feeding operations and/or dairy processing <br />facilities shall be located at least one hundred (100) feet <br />from all property lines. <br />ii. Adequate water supply shall be available to maintain the <br />premises in a sanitary condition. <br />iii. Containment areas, including pasture lands shall be fully <br />enclosed by a fence. <br />5. Fruit and Vegetable Packing House (Administrative Permit) <br />a. Districts Requiring Administrative Permit: Fruit and vegetable <br />packing houses shall be allowed in the A-1 district upon receiving <br />approval for an administrative permit as provided in Section 25.2 and <br />after meeting the requirements defined below. <br />b. Additional Information Requirements: A site plan meeting all of <br />the requirements of Section 23. <br />C. Criteria for Fruit and Vegetable Packing Houses: <br />i. The facility shall satisfy all requirements of Section 24, <br />off-street parking and loading. <br />ii. The internal circulation pattern of the facility will be <br />designed in a manner which will not require trucks to back <br />into the facility from any public street. <br />iii. The facility will not include any retail sales of fruit and <br />vegetables. <br />-40- <br />
