Reve-r, Planning & <br />FR011/l: County Administrator EFE�E�,ICES: Zoning Director, dated 11-10-3 <br />(attached) <br />DESCRIPTION AND CONDITIONS: <br />The Indian River County Housing Authority has filed an application to <br />subdivide an 18.77 acre parcel of land into seventy-one (71) lots. <br />The site is located near the northwest corner of North Gifford Road and <br />40th Avenue and is zoned R-1, Single Family Residential (6 units/acre). <br />Pine flat woods currently cover the site. <br />ALTERNATIVES AND ANALYSIS: <br />The applicant and engineer -of -record have worked with the County Planning <br />staff in the subdivision design. A. 35 foot right-of-way dedication and <br />an additional 10 foot buffer along the rear property line was requested <br />by the County, and the developer agreed. The Technical Review Committee <br />had no recommendations concerning the subdivision plan at the October <br />26, 1981, meeting, except that the drainage needed to be reworked and <br />approved by the Public Works Director. The revised drainage system was <br />approved on November 6, 1981. a <br />The lots of the proposed subdivision will range in size from 7,000 square <br />feet, which is the minimum lot size in R-1 zoning districts, to 15,720 <br />square feet. The effective density will be approximately 3.78 units/acre. <br />The proposed subdivision is intended to serve low and moderate income <br />families, as do the existing nearby subdivisions. However, rather than <br />the grid pattern subdivision with uniform lot sizes, the proposed sub- <br />division makes use of cul-de-sacs and varying lot sizes to create a more <br />appealing design. <br />The procedure as outlined in the County's Subdivision Ordinance for <br />tentative plat approval does not require review by the County's legal <br />staff. Generally, planning and engineering items are addressed.at this <br />point in the subdivision -process.
