COUNTRY PINES SUBDIVISION - PRELIMINARY PLAT APPROVAL <br />The Board reviewed the memorandum dated January 28, 1982: <br />TO: The Honorable Board of <br />County Commissioners <br />FROM: <br />Neil Nelson <br />County Adminstrator <br />DAT E: January 28, 1982 FILE: IRC-81-S/D-1 <br />SUBJECT: Preliminary Plat Approval for <br />Country Pines Subdivision <br />REFERENCES: Jim <br />L. Peterson to <br />Jim Davis, Director of Public <br />Works, dated Jan. 18, 1982 <br />1. DESCRIPTION AND CONDITIONS: <br />The applicant is requesting Preliminary Plat Approval to divide <br />9.96 acres. into 16 lots. The site is located on the north side <br />of South Gifford Road approximately 1/4 mile west of 58th Avenue. <br />The property is presently zoned R-1, single family residential <br />(6 units/acre) and designated LD -1 (up to 3 units/acre) in the <br />Land Use Element of the Comprehensive Plan. The density of the <br />proposed subdivision is approximately 1.6 units/acre. <br />The site is surrounded on all sides by property which is desig- <br />nated LD -1 (up to 3 units/acre) and scattered low density <br />residential development is situated in the vicinity of the <br />proposed subdivision. <br />2. ALTERNATIVES AND ANALYSIS <br />A. Preliminary Plat Approval be granted to Country Pines <br />Subdivision. <br />South Gifford Road is designated as a primary collector in <br />the proposed thoroughfare plan. .This would require 100 feet <br />of right-of-way where 40 feet currently exists. All of this <br />right-of-way would be on the north side of South Gifford <br />Road due to the lateral A-6 canal to the South. The applicant <br />has agreed to dedicate an additional 10 feet of right-of-way <br />and establish a 70 foot building setback line on the two <br />lots which front South Gifford Road. This would allow room <br />for an additional 50 feet of right-of-way to be acquired <br />when needed and any structure would be set back a minimum <br />of 20 feet rrom the additional right-of-way. <br />The developer has also agreed to establish a 45 foot building <br />setback line on the north 3 lots. -This would allow for <br />development of a secondary road system connecting subdivisions <br />when the need arises. <br />All technical Review Committee recommendations have been <br />agreed to by the applicant and the preliminary plat has <br />been amended to reflect these changes. <br />FEB 171982 <br />49 <br />BOK 48 PAc 878 <br />
