Deny the request for Preliminary Plat Approval of Country <br />Pines Subdivision. <br />Selection of this alternative would maintain the existing <br />situation. <br />3. RECOMMENDATIONS: <br />The Staff recommends Alternative A, Preliminary Plat Approval <br />be granted for Country Pines Subdivision. <br />Harlan L. Peterson, applicant, explained that all ease- <br />ments and rights-of-way would be dedicated. They would <br />dedicate a 10' strip and would establish a 70' building <br />setback line to allow for a 50' right-of-way. He advised that <br />the subdivision had been approved by the Technical Review <br />Committee in January and was now requesting that the Board <br />grant preliminary plat'approval. <br />Dennis Ragsdale, Planner, stated that the property was <br />presently zoned R-1 and designated LD -1 (up to three units <br />per acre) in the Comprehensive Land Use Plan. <br />Commissioner Bird mentioned that the plat submitted <br />in the packet for the Board to review was of very poor quality. <br />Administrator Nelson noted that a large size plat can <br />be made available in the Commissioners' room in order that <br />the Board can study it in more detail. <br />Motion was made by Commissioner Lyons, seconded by <br />Commissioner Bird, that the Board recommend approval of the <br />preliminary plat for Country Pines Subdivision, as recommended <br />by the Administrator. <br />Commissioner Fletcher felt that this County should <br />implement the restriction of one acre per lot as they do in <br />Palm Beach County. He could not, and would not support <br />cutting up the County in half acre lots. Commissioner Fletcher <br />would like to see one acre lots and,therefore, would be <br />voting negatively. <br />
