Greene REFERENCES: o a _to <br />Assistant County Administrator David Greene, Assistant <br />County Administrator, dated <br />3-17-82. <br />DESCRIPTION AND CONDITIONS: <br />The applicant is requesting Preliminary Plat Approval be <br />granted for a 4.82 acre parcel to be divided into 8 lots. <br />The site is located near the northwest corner of 80th Avenue <br />and 126th Street, north of Sebastian. The propert is <br />zoned R-3, Multi -Family Residential (15 units/acre and <br />designated LD -1 (up to 3 units/acre) in the Comprehensive <br />Pian. <br />ANALYSIS: <br />The wording "duplex lot" appears on each lot in the proposed <br />subdivision. The density would be 4 units/acre if duplexes <br />were developed on each of the 1/2 acre lots.- Multiple family <br />dwellings are special exception uses in the R-3 zoning <br />district. A special exception use requires site plan <br />approval which should not be addressed in the subdivision <br />process. <br />- Ac -cess to the proposed subdivision is via 80th Avenue, a <br />marl road not maintained by the County. The applicant is <br />proposing to construct a 20 foot wide marl road and dedicate <br />an additional 25 feet of Right -of -Way. This would give the <br />County a total of.60 feet of Right -of -Way on 80th Avenue. - <br />RECOMMENDATION: <br />The staff recommends Preliminary Plat Approval be granted <br />only if the following conditions o s are met by the developer. <br />1. The wording "duplex lot" be removed from each lot. <br />2. The following road improvement is recommended: <br />RECO�1,!EIVDATIONS - cont. <br />Pa,7ement of 80th Avenue from 126th Street to the southeast <br />corner o- the proposed subdivision. This would create <br />an approximately 400 foot long section of paved road <br />between existing unimproved roads. The road to the west, <br />126th Street, is a County maintained road. The impact <br />on the County maintenance operation would be minimal. <br />
