Greene REFERENCES: to Don Scurlock, Jr. <br />Assistant County Administrator dated March 5, 1982. <br />DESCRIPTION AND CONDITIONS: <br />On February 25, 1982 the applicant's request to rezone 38.88 <br />acres from A -Agriculture to R -2D, Multi -Family Residential <br />(6 units/acre) was unanimously denied by the Planning and <br />Zoning Commission. The applicant appealed the decision and <br />requested a public hearing date before the County Commission. <br />ANALYSIS: <br />The site is located on the east side of 82nd Avenue approxi- <br />mately 1/4 mile north of State Road 6.0. The Land Use desig- <br />nation is MD -1 (up to 8 units/acre).' The site is presently <br />occupied by an old citrus grove in poor condition. Surround- <br />ing land uses include: <br />North - Designated A -Agricultural in the Comprehensive <br />Plan and'the land use is groves. <br />South - Ranchland Mobile Home Park, zoned R-1MP. Approx- <br />imately 106 units at 5.35 units/acre. <br />East - Wildwood Subdivision, zoned R-lE. Fourteen lots, <br />- minimum size, one acre with approximately 12 <br />homes currently existing, and; West Side Villas <br />Subdivision, zoned R-lAA. Thirty-one lots, min- <br />imum size, 1/2 acre, with approximately 12 homes <br />currently existing. <br />-- West - Paradise Park Subdivision, zoned R-1. Lots are <br />-� 50' x 100' with scattered single family develop- <br />ment. Maximum built out density is approximately <br />5.2 units/acre, however, many existing multiple <br />lot ownerships reduces this density. <br />..STAFF POSITION: <br />1. While the request falls within the maximum density allowed <br />by the Comprehensive Plan, important considerations are: <br />a) The plan is to guide development for the next 20 years. <br />b) Eight units/acre is a maximum density. This means <br />between 0 and 8 units/acre is considered appropriate. <br />c) The.surrounding property on three sides is single <br />fami1v residential. The trend of the most recent <br />single family developments to the east is toward <br />lower densities of one and two units/acre. <br />
