west although made up of 50' lots, is presently being developed <br />with homes on double lots. <br />In further discussion, it was noted that there are also <br />homes on single lots in this area, and question arose as to a <br />density of 5 for the mobile home park. <br />Commissioner Wodtke asked what Mr. Challacombe would <br />envision would be acceptable to the west of.the mobile home park. <br />Mr. Challacombe felt that is a premature question. <br />Commissioner Lyons did not feel the Planning Department <br />should escape sharing the Board's discomfort in trying to reach a <br />determination as to whether this zoning should change to R -2A and <br />stated that the Board wants and needs staff's opinion. <br />Mr. Challacombe noted that the preliminary review indicates , <br />this property is not currently within the area of the <br />commercial/industrial node designated at I-95 and Route 60. <br />Discussion continued, and the possibility that this piece of <br />property should be zoned two ways with the east 1/2 or 1/3 in <br />single family and the rest of it in multiple was brought up. <br />Commissioner Wodtke stated that he found a lot of difference <br />between this requested rezoning for multiple and the previous <br />request by Mr. Fedele where the lots would be sold individually. <br />He felt controlled development with green areas, tennis courts, <br />etc., is greatly preferable to a neighborhood consisting of 50' <br />lots on rows of streets. <br />The Chairman asked if anyone present wished to be heard. <br />Mrs. C. S. Richardson spoke in support of the proposed <br />rezoning,. stressing all the planning and thinking that have gone <br />into the proposed project. She explained that what they would <br />like to do is put in reasonably priced units at around $75,000, <br />the same type that they have "book -ended" the beach with at <br />John's Island and The Moorings, with a lovely recreation area, <br />etc., which she believed would provide a smoother transition from <br />the trailers on the south; they want to make this a beautiful <br />area where younger families with children can live. <br />A P R 211982 57 .600K 49 PAE457 <br />
