APPEAL OF HUMANE SOCIETY SITE PLAN APPROVAL <br />The above matter was removed from today's agenda due to <br />complications that have arisen pertaining to purchase of the <br />property. <br />PRELIMINARY PLAT APPROVAL - FLORENCE ACRES SUBDIVISION <br />The Board reviewed the following memo: <br />INDIAN RIVER COUNTY, FLORIDA <br />INTER - OFFICE MEMORANDUM <br />TO: The Honorable Board of DATE' April 13, 1982 FILE: IRC -82 -SD -1 <br />County Commissioners <br />SUBJECT: REQUEST FOR PRELIMINARY PLAT <br />APPROVAL FOR FLORENCE ACRES <br />SUBDIVISION <br />J..J Letter from Harlan L. Peterson <br />FROM: David L. Greene REFERENCES: to Dennis Ragsdale, Staff <br />Assistant County Administrator Planner, dated April 2, 1982. <br />DESCRIPTION AND CONDITIONS: <br />The applicant is requesting Preliminary Plat Approval to divide <br />approximately 9.4 acres into 13 lots. The site is located on <br />the north site of Citrus Road (4th Street), approximatelv 1/4 <br />mile east of 43rd Avenue. The Land Use Designation is LD -2 <br />(up to 6 units/acre) and the present zoning is R-1, Single Family <br />Residential (6.2 units/acre). <br />ANALYSIS: <br />Sixty (60) feet of right-of-way presently exists for Citrus <br />Road which is designated as a primary collector requiring 100 <br />feet of right-of-way in the County's Thoroughfare Plan. The <br />developer proposes a 10 foot right-of-way dedication and the <br />establishment of a 50 foot building set back line on the lot <br />which abuts Citrus Road. This would allow additional right-of- <br />way to be acquired as needed and ensure that setbacks required <br />in the R-1 Zoning District would not be violated. <br />The proposed fifteen (15) foot right-of-way dedication on the <br />north property line, as requested by staff, will create 50 feet <br />of right-of-way on 6th Street and compliment the County's <br />Secondary Roadway System. <br />The proposed subdivision was reviewed by the Technical Review <br />Committee on February 2, 1982. The Indian River Farms Water <br />Control District commented that the area was low and subject to <br />inundation.
