This will result in a density of 2 lots/acre <br />or less which is consistent with the Land Use Designation,' <br />Zoning and existing land use of the area. <br />2) Staff recommends Preliminary Plat Approval be granted con- , <br />tingent upon a detailed engineering,study of the storm <br />water system being submitted and approved by the Indian <br />River Farms Water Control District. <br />Harlan Peterson, engineer for Florence Acres Subdivision, <br />informed the Board that this is planned for 13 half acre lots, or <br />a density of about 1.5. He reported that 4th St. presently has a <br />60' right-of-way, and the developer proposes to dedicate 10' <br />making it a 70' right-of-way; he will also make a 15' dedication <br />at the extreme north adjacent to 6th St., making that a 50' <br />right-of-way. <br />Discussion ensued, and it was noted that serious questions -- <br />have been raised about drainage in a letter from John Amos of <br />Indian River Farms Water Control District. <br />Planner Dennis Ragsdale reported that Mr. Amos had <br />indicated to him that he -was just making comments based on known <br />problems in the area and had stated that it would be agreeable to <br />him if the drainage were approved by our County Engineer. <br />Chairman Scurlock inquired if there was any problem with <br />preliminary approval based on a detailed engineering study, and <br />Mr. Peterson did not feel there was. <br />Commissioner Lyons noted that a problem re <br />contamination of wells apparently was raised at the Technical <br />Review Committee Meeting. <br />Mr. Ragsdale noted that Mr. Allen of the County Health Unit <br />is always very concerned about this possibility, but believed he <br />can regulate the need for fill and take care of it in that way. <br />Commissioner Fletcher inquired about the amount of fill <br />needed to meet the elevation required by the Health Department. <br />Mr. Peterson stated that the City requires that the <br />elevation be 18" above the crown of the road, but the Health <br />78 <br />
