1 <br />�/1982�r 49 Pig 558 <br />LEASE FOR SPACE IN THE OLD SCHOOL BOARD ADMINISTRATION BUILDING <br />FOR PORTION OF SHERIFF'S DEPARTMENT <br />Attorney Brandenburg reviewed the proposed lease, noting <br />that it is for a three year term at a total rental of $52,000 <br />payable at the rate of $1,458.33 monthly and there is an option <br />to renew for at least one more year at a rate not to exceed more <br />than 300 of the base rate. Attorney Brandenburg recommended that <br />prior to execution of the lease, the County specify what the <br />replacement cost of that structure would be so that we are not <br />caught in the trap of paying excess insurance premiums because of <br />the insurance company's valuation of the building. <br />Chairman Scurlock agreed that replacement cost should be <br />defined, noting that we originally talked about the value of the <br />building as an -"as is" situation. <br />The term of the lease was discussed, and it was noted <br />that this was set at three years in the belief that space <br />problems would be resolved when the new jail is constructed. <br />Commissioner Fletcher discussed rental figures, maintenance, <br />replacement value, etc., and felt it would be more advantageous <br />to rent the Sheriff space in the County Administration Building. <br />Assistant Administrator Greene stated that although we do <br />have space available in this building, it was felt the space in <br />the School Board building was more appropriate. One large <br />advantage is that it would eliminate the need for remodeling <br />space in the County Administration Building to suit the Sheriff's <br />needs, and we would still have this space available for future <br />expansion. The Sheriff has inspected the School Board building <br />and is satisfied with it on an interim basis. <br />Discussion followed as to any remodeling that would have to <br />be done at the School Board building, and it was felt that it <br />would be very minimal and probably could be handled in-house. <br />Commissioner Wodtke suggested that we should continue on <br />with the same level of insurance the School Board presently has <br />on their building. <br />74 <br />- M M <br />
