MAI <br />'191982 <br />BOOK 49 PACE' <br />LEASE AGREEMENT <br />THE SCHOOL BOARD OF INDIAN RIVER COUNTY, FLORIDA, a corporate <br />body existing under the laws of Florida, hereinafter called the <br />"Landlord" and INDIAN.RIVER COUNTY, a political subdivision of the <br />State of Florida, hereinafter called the "Tenant", in consideration of <br />the mutual promises and agreements set forth below, hereby agree on <br />this 5 t day of May ,1982, as follows: <br />W I T N E S S E T H: <br />1. PROPERTY AND TERM: The Landlord hereby leases to the <br />Tenant the real property and building situated thereon, formally a part <br />of the Landlord's administrative offices, located in the County of <br />41 <br />Indian River, Florida, more particularly described as follows: <br />See legal description attached hereto and made a <br />part hereof as Exhibit "A" <br />for a term of three (3) years commencing on the first day of <br />June 1_ , 1982 and terminating on the last day of <br />May 31, , 1985 for a total rental of $52,000.00 payable <br />monthly in advance on -the first day of each month during the term of <br />the Lease at the rate of $1,458.33 per month, plus sales tax if <br />applicable. <br />2. OPTION TO RENEW: The parties shall have the option to <br />renew this Lease on a year to year basis and on such terms and <br />conditions as the parties may hereafter agree. In any event, Tenant <br />shall have the right to renew this Lease for one (1) year at a rental <br />rate to be agreed upon by the parties, not to exceed more than thirty <br />(30%) percent more than the base rate, otherwise subject to the same <br />terms and conditions of this Lease. <br />3. USE OF PREMISES: During the term of this Lease the Tenant <br />shall use the leased premises for Tenant's public purposes._ 4. Tenant <br />agrees that the premises is being leased "as is" and that Landlord <br />makes no warranty or guaranty of the condition of the premises or any <br />of the improvements, including but not limited to roof, electric, <br />plumbing or air conditioning or heating systems.
