Mr. O'Neill reiterated that they want to be included in <br />the Industrial/Commercial Node at the I-95/Route 60 <br />location. He stressed it would make ideal planning sense to <br />include this property as they were originally advised: He <br />stated that the property is presently zoned commercial. <br />Mr. Challacombe stated that staff was quite surprised <br />that 230 acres did not go very far in that area; they <br />predicted I-95 and Route 60 would be the major <br />industrial -commercial node in that area. He added that <br />staff 'agreed that the most appropriate use for the O'Neill <br />property would be for a light manufacturing or heavy <br />commercial designation. He recommended that staff come back <br />to the Board with an expanded node for that area. <br />MOTION WAS MADE by Carolyn Eggert, SECONDED <br />by John Tippin, that the Planning & Zoning <br />Commission recommend to the Board that the <br />I-95 node be extended by a minimum of 20 acres <br />and to include Gracewood Packing House. <br />Tom Jones commented that they were being asked to <br />change the concept, as it applies throughout the County. <br />Discussion followed about the major intersection. <br />Ray Scent, 1605 71st Court, approached the Board and <br />addressed the fact that if an owner had a valid use for <br />industrial, let the boundary line slide, and he should just <br />submit a site plan. He felt it did not make sense to parcel <br />out acreage in advance as the owner may not use it, or <br />possibly he would sell it. <br />The Chairman commented that the Planning staff was <br />going to study expanding this node and give the Board a firm <br />recommendation. <br />Commissioner Lyons commented that he kept getting the <br />feeling that wholesale rezoning was involved; but that was <br />JUL 13 1992 Bou 50. ,wE 387 <br />13 - <br />
