Hardin, ., Ph.D. <br />-Acting County inistrator <br />SUBJECT: Release of Easement Request by <br />DEP RTMENT HEAD CONCURRENCE Robert Gaskill, Vista Properties, <br />Inc. <br />Subject Property: Tract B, Unit #1, <br />atrick Bruce King Forest Park S/D. Tract'C, Unit 2, <br />Forest Park S/D. <br />FROM: Betty* Davis REFERENCES: <br />Zoning Inspector <br />This is in response to a Release of Easement Request by Robert Gaskill, <br />Vista Properties, Inc. It is recommended that the data herein presented be <br />given formal consideration by the Board of County Commissioners. - <br />DESCRIPTION AND CONDITIONS: <br />:The County has been petitioned by Mr. Robert Gaskill, Vista Properties, Inc., <br />to release the common side lot 5 foot easement of Tract A, Unit #1, Forest <br />Park Subdivision and Tract B, Unit #2, Forest Park Subdivision. <br />The request has been reviewed by Southern Bell, Florida Power and Light, <br />Florida Cablevision Corporation, and the Utility and Right -Of -Way Departments. <br />The Zoning staff analysis, which.4 ncludes a site visit, showed that drainage <br />would be adequately handled by the existing front and rear swales. <br />ALTERNATIVES AND ANALYSIS: <br />After site inspection by Zoning Inspector Betty Davis, it is the Zoning Divisions' <br />opinion that to release the common side lot 5 foot easements of Tract B, Unit #1, <br />Forest Park Subdivision and Tract C, Unit #2, Forest Park Subdivision, would <br />allow Vista Properties, Inc. to devel:oo the two adjacent tracts of land as one <br />larger residential lot, and is anticipated to have no adverse effect. However, <br />if the easements are not released, neither of the two tracts of land will meet <br />the minimum 10,000 square foot of lot area per family unit in the R -1A Single - <br />Family District. <br />This Division realizes that after review and due consideration, that the Honorable <br />Board of County Commissioners has the authority to g*�,ant an alternate dec-i.-ion. <br />RECOMMENDATION: <br />Staff recommends the release of the common side lot 5 foot easements of Tract B, <br />Unit #1, Forest Park Subdivision and Tract C., Unit #2, Forest Park Subdivision. <br />
