J U L 211982 50 PR c 67,1? <br />Mr. Ragsdale commented that this area is not served by <br />public water and sewer,and it, therefore, will require 1/2 <br />acre lots. There are wooded and agricultural lands to the <br />east and residential single family in the area. The - <br />rezoning request complies with the Comprehensive Land Use <br />Plan, and staff recommends approval. Mr. Ragsdale pointed <br />out that drainage, access, etc., are all covered in the <br />Subdivision Ordinance requirements. <br />Commissioner Lyons noted that if this land is. <br />subdivided now, the density perforce will be much lower <br />than it could be if it were subdivided when we do have <br />public sewer and water. <br />The Chairman asked if anyone present wished to be <br />heard. <br />Marie Renkel, 71st Avenue, wished to know if residents <br />can be notified when the proposed subdivision goes before <br />the Subdivision Review Committee so they can be part of the <br />planning to be sure there is a main access other than 71st <br />Avenue. <br />In discussion it was noted that the standard procedure <br />does not call for neighbors to be notified, but it can be <br />arranged. The chairman suggested that Mrs. Renkel give her <br />name and telephone number to Mr. Ragsdale so that she can be <br />notified and advise her neighbors when this site plan is <br />being considered. <br />Chester Schmalz of 71st Avenue expressed great concern <br />about what entryway Mr. Lowenstein will use to his property, <br />and Michael O'Grady, also of 71st Avenue, felt if 19th St. <br />were to be used as the entrance, undoubtedly the first thing <br />to go would be the little park, which they all enjoy. He <br />emphasized there currently are about 12 homes, many having <br />small children, and there are no sidewalks. He encouraged <br />the Commission to use judgment about providing access. <br />
