M <br />ITEM #3 - LAND USE DESIGNATION FOR AREA AROUND 80TH AVENUE <br />AND 126TH STREET - DeJOIA - carried over from last meeting <br />Frank DeJoia came before the Board requesting that the <br />Land Use designation on his 5 acre tract in the Roseland <br />area be changed from LD -1 to LD -2. INTRODUCTION <br />ROSE HAVEN is an unrecorded subdivision comprising; <br />approximately 5.02 acres in the Roseland area. It is <br />abou u one Half rale southeast of the Sebastian River and <br />o --.e quarter mile southeast of Roseland Road (see flute I). <br />On April 71 19829 the Indian River County Commission <br />granted preliminary plat approval to ROSE HAVEN subject <br />_ a <br />to the removal of the wording "duplex lot" from each lot. <br />The subdivision will have eight lots, each of which comprises <br />a minimum area of one half acre. <br />II. BACKGROUND <br />(a) Zoning Plate I). The ROSE HAVEN subdivision is <br />located in an area currently zoned R-3 which allows up to <br />15 units per acre. To the southeast is a strip of R1RN <br />(Mobile Home District) that extends from the Sebastian City <br />line northeastwards for more than one half mile. To the <br />northeast is the Townsite of Roseland­whicl-4s zoned R-1. <br />(b) Lard Use Plat II). On the old..19.75 Comprehensive <br />Land Use map, ROSE HAVEN was in the area designated "medium <br />density" which permitted densities up to 12 units per acre. <br />The new 1952 Land Use map places ROSE HAVER. in the LD -1 <br />district which allows not more than 3 units per acre. <br />Bordering ROSE HAVEit to the southeast is a huge area <br />designated MD -1 (up to eight units per acre).
