as the principal entrance street of a residen- <br />tial subdivision or provides for traffic circu- <br />lation within a subdivision. <br />(e) Minor or local streets: A street of limited <br />continuity used primarily for access to <br />abutting property, including cul-de-sac and <br />non -through streets. <br />(f) Marginal access streets: A street that is <br />parallel and adjacent to a major arterial <br />street or highway and which provides access to <br />abutting property. <br />53) TO SUBDIVIDE. To create a subdivision. <br />54) SUBDIVISION. The division of land, by any means <br />into three or more lots, tracts, parcels or land condominiums or <br />fee simple townhomes for the purpose of sale or lease, or any <br />division of land creating or changing any public easement or any <br />public or private street; includes additions and re -subdivisions. <br />55) TRACT. A parcel of land that is being subdivided <br />into smaller segments or, if the context is proper, a designated <br />area or parcel on a plat. <br />56) THOROUGHFARE PLAN MAP. Any contrivance used to <br />regulate traffic. <br />58) UTILITIES. Services provided for members of the <br />public by public or private agencies including, but not limited <br />to, water, gas, electric, sewer, cablevision, telephone. <br />59) WATERBODY. Any natural or artificial pond, lake, <br />swamp, marsh, reservoir, or other area which ordinarily or inter- <br />mittently contains water and which has a discernible shoreline. <br />60) WATER COURSE. Any natural or artificial channel, <br />ditch, canal, stream, river, creek, waterway or wetland through <br />which water flows in a definite direction, either continuously or <br />intermittently and which has a definite channel, bed, bank or <br />-10- <br />
