Single tier blocks may be <br />permitted only where they are used to separate <br />residential development from non-residential <br />uses or from arterials, waterways, parks and <br />the like and proper buffering is installed in <br />accordance with Section 10 (C) (3) (c) (2). <br />G. Lots <br />1) Size <br />(a) The area and dimensions of all lots will con- <br />form to the requirements of the Indian River <br />County Zoning Ordinance and to the <br />Comprehensive Land Use Plan. <br />(b) Corner lots shall have a width equal to the <br />width required by the Zoning Ordinance for <br />internal lots, plus the difference between the <br />required front yard width and required side <br />yard width. <br />(c) Substandard lots or remnants of land are pro- <br />hibited unless dedicated and accepted as parks, <br />environmentally sensitive areas, buffer zones, <br />or other use specifically approved by the <br />Board. <br />2) Shape of Lots <br />(a) Side lot lines shall be straight and essen- <br />tially perpendicular to straight street lines <br />and radial to curved street lines, unless the <br />relationship of existing or planned streets <br />combined with the size of the property in <br />question would allow a superior design not <br />utilizing straight lot lines. <br />(b) All lots must be of sufficient area and dimen- <br />sions to permit its use in full conformance <br />with the existing Zoning Regulations and Land <br />Use Plan. <br />(c) Flag lots will be avoided whenever possible. <br />3) Access to Lots <br />(a) Every lot in a subdivision shall have direct <br />vehicular access to a dedicated local or <br />-56- <br />
