It is next to a drinking establishment and entertainment <br />center which renders it less desirable for family living <br />than for business use. <br />Please make this information available at the meeting scheduled <br />for July 27, 1982. <br />Sincerely, <br />Arthur R. Neuberger' <br />Mr. Neuberger emphasized that although this property is <br />bordered on two sides by groves, Rural Electric has built a <br />warehouse on neighboring property and there are more <br />warehouses in the area, as well as Sturgis Lumber Company; <br />in addition, it is located near Mr'. Miller's Bar in the <br />Gifford area and is right behind the TimberSteel Building. <br />Planning Manager Challacombe noted that there is a <br />fifty acre industrial node on North Gifford Road, and if it <br />were stretched out to its maximum, it would go from 47th <br />Street to 41st, which would include the subject property. <br />He stated that 47th Street provides an excellent buffer for <br />commercial uses. <br />Mr. Gemberling pointed out that the Land Use Map <br />doesn't seem to include anything in relation to what now <br />exists in this area. He felt that to change his property to <br />MD -1 would be a drastic change since there are a lot of <br />existing commercial uses in proximity to his property. Mr. <br />Gemberling stated that he would prefer to have his property <br />remain commercial because he believed the MD -1 would limit <br />him in disposing of it. <br />Discussion ensued as to the fact that there are both <br />heavy industrial and commercial uses in this area and as to <br />whether it might not be advisable to make this an <br />industrial/commercial node.
