If such trailer is a collapsible camping trailer, <br />the trailer shall be stored in a collapsed state. <br />g. Such trailer shall be limited to one (1) trailer <br />type per lot. <br />(3) TEMPORARY TRAILERS: Trailers used temporarily in connec- <br />tion with construction used as a dwelling, office or <br />sales room may be located temporarily in all districts <br />during the period of construction activity, under a <br />temporary zoning permit. <br />(4) SELF-PROPELLED VAN CAMPERS shall be considered the same <br />as a recreation trailer and the above restrictions shall <br />apply. <br />Section 26. BOARD OF ADJUSTMENT: <br />(A) FUNCTIONS, POWERS AND DUTIES OF THE BOARD OF ZONING ADJUST- <br />MENT. <br />(1) ADMINISTRATIVE REVIEW: To hear and decide appeals when <br />it is alleged that there is error in any order, require- <br />ment, decision, or determination made by the zoning en- <br />forcement official in the administration of the zoning <br />ordinance. To determine whether the administrative de- <br />termination appealed from was correct or not, and if <br />not, to make the proper determination. <br />(2) INTERPRETATION: To interpret these regulations at the <br />request of the zoning enforcement official. <br />(3) GRANTING OF VARIANCES: To receive and consider appeals <br />or the granting of variances from the terms of this or- <br />dinance. Before a variance may be granted, at least one <br />of the following conditions indicated as a, b, and c, <br />must be met, in addition the last two conditions indi- <br />cated as d and a also must be met. <br />a. The plight of the applicant must be due to unique <br />circumstances not created by him or his predessor <br />in title. <br />b. Special conditions and circumstances must exist <br />which are peculiar to the land or structure in- <br />volved, and which are not applicable to other <br />lands or structures in the same district. <br />c. Literal interpretation of the provisions of these <br />ordinances must not deprive the applicant of rights <br />commonly enjoyed by the properties in the same dis- <br />trict. <br />d. The variance shall not permit establishment or en- <br />largement of any use or structure which is not per- <br />mitted in the district in which the variance is re- <br />quested. <br />e. The variance must observe the spirit and intent of <br />this zoning ordinance, and shall not be contrary to <br />private or public interest. <br />(4•) CONDITIONAL VARIANCE: The Board of Adjustment may make <br />the aut orization of a variance conditional upon such <br />alternate and additional restructions, stipulations, <br />and safeguards as it may deem necessary to ensure com- <br />pliance with the intent and purnose of these regulations. <br />Violation of such conditions when made a part of the <br />terms under which a variance is granted shall be deem- <br />ed a violation of this ordinance. <br />(5). PUBLIC IIEARINGS: Due public notice shall be. given that <br />a public rearing will be held by the Board of Adjustment <br />on the request for a variance, and no variance shall be <br />.authorized except after a public hearing. <br />Section 27. ZONING REGULATIONS AND ZONING DISTRICT BOUNDARY AIIFNDMENTS: <br />(A) CHANGES AND AMENDMrNTS: <br />The Board of County Commissioners may from time to time on <br />its own motion or on petition of any person or on motion of <br />-46- <br />
