Garris <br />Staff Planner to IRC Building Department, <br />dated June 18, 1982. <br />It is recommended that the data herein presented be given <br />formal consideration by the Board of County Commissions <br />in the form of a Public Hearing on September 1, 1982. <br />DESCRIPTION AND CONDITIONS: <br />The applicant is requesting approval to construct a 64 unit <br />apartment complex on 3.96 acres.located at the southwest <br />corner of 6th Avenue and 15th Place. An application for <br />site plan approval was submitted on April 24, 1979, and <br />approved by the Planning and Zoning Commission on December <br />13, 1979. An extension of the -approval was granted im- <br />properly by the Planning and Zoning Commission on December <br />11, 1980. On June 17, 1981, a request for extension was <br />removed from the County Commission Agenda. Approval of the <br />site plan has expired. <br />A new site plan application was submitted. The proposed <br />development is identical to that which was previously <br />approved. <br />The proposed development includes four buildings containing <br />1.6 apartment units each and a single family one-story <br />concrete block house which.presently exists on the site. <br />On June 10,-1982, the site plan was unanimously denied -by <br />the Planning and Zoning Commission at their regular business <br />meeting. <br />- - <br />ANALYSIS.: <br />1. Size of Property: 3.96 acres or 172,674 sq. ft. <br />2. Zoning Classification: R-2, Multi -Family Residential <br />(15 units/acre). <br />3. Land .Use Designation: MD -2 (up to 10 units/acre). <br />4. Proposed Density: 16.41 units/acre. <br />5. Building Coverage: 31,537 sq. ft. (18.2%) <br />Parking & Drives: 62,150 sq. ft.
