7) A letter dated June 17, 1982, was sent to Mr. Childers <br />informing him of the action taken by the Board of <br />County Commissioners. <br />8) On June 30, 1982, the County staff received a letter <br />from Samuel A. Block, representing Mr. Childers, <br />requesting reconsideration of the June 16, 1982, County <br />Commission decision. <br />9) On July 21, 1982, at the regular meeting of the.Board <br />of County Commissioners, Mr. Childers was granted another <br />public hearing concerning his rezoning request. This <br />public hearing -was scheduled by staff for September 1, <br />1982. <br />ANALYSIS: <br />North of the subject property the Land Use designation is <br />MD -1 (up to 8 units/acre) and the zoning is Agricultural. <br />Groves presently occupy this property. <br />Greenbriar Subdivision is located to the south, across State <br />Road 60. The Land Use designation is MD -1 (up to 8 units/ <br />acre) and the zoning is R-1, Single.Family Residential (6.2 <br />units/acre). The effective density of this subdivision is <br />approximately 4.7 lots/acre. <br />The property to the east is zoned R-3, Multi -Family Resi- <br />dential and the Land Use designation is MD -1 (up to 8 units/ <br />acre). This property is presently vacant. <br />Westgate Colony Subdivision is located immediately west of <br />the site. The zoning is R-1, Single Family Residential (6.2 <br />units/acre) and the Land Use designation is MD -1 (up to 8 <br />units/acre). The effective density of'this subdivision is <br />approximately 3.4 lots/acre. <br />The site lies partially within the strip R-3, Multiple Family <br />zoning district between 74th and 80th avenues. which extends <br />660 feet to the north and south of State Road 60. The strip <br />R-3 District is divided by R-1, Single Family Residential <br />zoning in Westgate and Greenbriar Subdivisions and by the <br />neighborhood commercial node which is located at the south- <br />east corner of State Road 60 and 82nd Avenue. Multi -family <br />residential development has not occurred in the R-3 zoning <br />district—If-the If -the subj ect property were rezoned to R -2B, <br />the maximum allowable units would be approximately 68. <br />The 1982 Comprehensive Plan makes several statements concern- <br />ing development proposals, including: <br />1. "Proposals for urban development shall compliment <br />existing residential patterns." Single family sub- <br />divisions are located to the south, west and northwest <br />of the subject property. Multi -family development is <br />presently non-existent in the immediate area of the <br />site. <br />2. "Land Use designations do not represent entitlements." <br />3. "The Land Use Plan assigns specific density capacities <br />to various land districts. Each district is given its <br />particular residential density according to the follow- <br />ing criteria: <br />Air,' v. <br />
